This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 10, 2021. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 1. This comment was not fully addressed, add the number of required and provided accessible vehicle parking spaces. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. Review UDC Table 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, RESIDENTIAL USE GROUP, Multifamily Dwellings - 0-70 units/acre and revise the calculation. 2. COMMENT: 2-06.4.9.H.5.a – Sheet 2 Keynote 11 calls out “SEE DETAIL 2 ON SHEET 3”, there is not detail 2 on sheet 3. 3. This comment was not addressed correctly. The required number of short-term bicycle parking spaces should be 2. COMMENT: 2-06.4.9.H.5.d - The bicycle parking space calculation is not correct. Review UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces, RESIDENTIAL USE GROUP, Multifamily Dwellings and Group Dwelling and revise the calculation. 4. The comment was not fully addressed. Demonstrate how the requirements of UDC Article 7.4.9.B.1.e are met. COMMENT: 2-06.4.9.H.5.d – Show the required short- & long-term bicycle parking on the plan and provide a detail for both that demonstrates how the requirements of UDC Articles 7.4.9.B, .C & .D are met. 5. COMMENT: 2-06.4.9.H.5.d – As you have proposed to place the gage mailbox adjacent to the short-term bicycle parking demonstrate on the plan or detail how the requirements of UDC Article 7.4.9.B.2.g are met. 6. As dedication is not proposed the site either needs to be developed based on the future right-of-way or a future site plan needs to be provided that demonstrates how all UDC & TSM requirements are met if and when the right-of-way is taken. That said the eastern most parking space along the southern parking area is within the future sight-visibility triangle, and is not allowed within in the triangle. Either demonstrate how you meet parking requires based on the future right-of-way or provide a future site plan that demonstrates how the requirements can be met with the right-of-way is taken. If you elect to provide a future site plan showing how the site will comply a Major Streets and Routes Covenant will need to be record, see UDC Article 5.4.5.F. COMMENT: 2-06.4.9.J - If street dedication is not required or proposed and the project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for those streets. (Add the MS&R future sidewalk, right-of-way lines, sight visibility triangles, etc.) 7. This comment was not addressed correctly. Per UDC TABLE 6.3-4.A: nonresidential use to a nonresidential zone the required perimeter yard setback is 0’-0” .COMMENT: 2-06.4.9.O – The required perimeter yard setbacks listed under “SITE PLAN NOTES AND CALCULATIONS” for the north south and west property lines are not correct. Per UDC Article 6.3.3.C Multifamily development is considered a nonresidential use. Per UDC Article 11.3.7.3 Multifamily development is defined as any residential development consisting of three or more dwelling units on an integrated site or single lot. That all said per UDC TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-1 Zone, nonresidential use to a nonresidential zone the required perimeter yard setback is.
