This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section 5. 1. UDC 2-10.4.1 Identification and Descriptive Data A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. 2. Please ensure that all related case numbers and this DP number are on all plans. 3. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval. 4. The landscape requirements are subject to the Downtown Links Overlay District, which has specific requirements for the 3rd Avenue streetscape. Show/describe how plan meets these requirements. 5. A Commercial Water Harvesting Plan is required in accordance with UDC Technical Standards Manual – Section 4-01.0.0. Commercial Rainwater Harvesting and Section 5-01.0.0 Landscaping and Screening 6. Show point of drainage off roof areas, amount of flow, and disposition of flow. 7. Please clearly label the curb inlets to landscape areas (WHIA) to allow water into the planted areas. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 10, 2021. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0117, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. COMMENT: 2-06.4.7.A.6.a – General Note 22 remove the reference to “UDC SEC. 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R) as 4th is not an MS&R in this location. 3. COMMENT: 2-06.4.7.A.6.a – Based on General Note 22 it appears that you will be using the IID process. Provide the IID case number adjacent to the title block on all sheets and provide a general note that states the case number, date of approval, what was modified and list any conditions of approval. If you are not going to use the IID remove General Note 22 from the plan. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 4. COMMENT: 2-06.4.9.E – As the west portion of the site is made up of two parcels and the east portion is made up of three parcels a lot combination is required. Provide a copy of the approved Pima County Combo request form with you next submittal. 5. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. This site is not located within the Downtown Parking District. Revise the calculation. 6. COMMENT: 2-06.4.9.H.5.a – Detail “A sheet 6 the mounting height of the accessible sign is not correct. Per ParkWise when located within a pedestrian way the bottom of sign should be 74” above finish grade. 7. COMMENT: 2-06.4.9.H.5.d – Per UDC Article 7.4.9.B.2.g a bicycle rack must be a minimum of two- and one-half feet from a wall or other obstruction. That said on the “BIKE RACK SPACEING” Sheet 3 the two groups of short-term bicycle racks both appear to have some type of obstruction near the west end. Provide a dimension. 8. COMMENT: 2-06.4.9.O – It appears that you are using established area setbacks for the street setbacks per UDC Article 6.4.5.C.1 .b Where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet. That said as both sites have existing structure that do not meet either street setback, and it doesn’t appear that any new structures encroach into a street perimeter yard setback, it is your choice as to which is the front street of side street for street perimeter yard setbacks.
