This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 04, 2021. 1. This site is considered nonconforming for vehicle use area landscaping. The proposed studio expansion increases the intensity of the site by adding an additional bedroom, see bedroom definition UDC Article 11.4.3. As this is considered and expansion of a nonconforming site the site loses the nonconforming status and must be modified to meet current UDC standards such as vehicle use area, landscape, pedestrian circulation etc. 2-06.3.0 FORMAT REQUIREMENTS 2. COMMENT: 2-06.3.7 – Remove the aerial photo from the location map. CONTENT REQUIREMENTS 3. COMMENT: 2-06.4.1 – Provide an email address for the owner. 4. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0114, adjacent to the title block on all sheets. 5. COMMENT: 2-06.4.4.B - Identify all streets that abut the subject property on the location map. 6. COMMENT: 2-06.4.4.C – Label the sections corners on the location map. 2-06.4.7 - General Note The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 7. COMMENT: 2-06.4.7.A.4 – The use listed under General Note 4, residential, is not correct and should be listed as Multifamily subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 2-06.4.7.A.8 - For development package documents provide: 8. COMMENT: 2-06.4.7.A.8.a – Provide the floor area for each building on the plan. 9. COMMENT: 2-06.4.7.A.8.b – Provide a lot coverage calculation on the plan that meets the requirements of UDC Article 6.4.3. 10. COMMENT: 2-06.4.7.A.8.c – Provide a building area expansion calculation on the plan. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 11. COMMENT: 2-06.4.9.F – General Note 2 is not correct. The adjacent parcels to the east and south are zoned R-1. 12. COMMENT: 2-06.4.9.H.5 – The vehicle use area will need to be brought up to current UDC standards, see UDC Article 7.4 to include but not limited to number of required vehicle parking spaces, standard & accessible, access to the site, vehicle maneuvering into & out of vehicle parking spaces, surfacing requirements etc. 13. COMMENT: 2-06.4.9.H.5.a – Provide a vehicle parking space calculation on the plan. This calculation shall include the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. See UDC TABLE 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, RESIDENTIAL USE GROUP, Multifamily Dwellings - 0-70 units/acre for required parking. 14. COMMENT: 2-06.4.9.H.5.d – Provide a calculation for short- and long-term bicycle spaces required and provided. Also provide a short- & long-term bicycle parking detail that demonstrates how the requirements of UDC Articles 7.4.9.B .C & .D are met. 15. COMMENT: 2-06.4.9.O – Until the building heights are provided, see comment 18, perimeter yard setback requirements cannot be verified. 16. COMMENT: 2-06.4.9.O – The street 10’-0” setback is not correct. Per UDC Article 6.4.5.C.1 the street perimeter yard setback is 20’ or 1-1/2 the height of the exterior wall, greater of the two. Remove the setback line and provide setback dimensions. 17. COMMENT: 2-06.4.9.O – Per UDC Article 6.3.3.C Multifamily development is considered a nonresidential use. Per UDC Article 11.3.7.3 Multifamily development is defined as any residential development consisting of three or more dwelling units on an integrated site or single lot. That all said per UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 Zone, nonresidential use to a residential zone the required perimeter yard setback is 10’ or ¾ the height of the exterior, greater of the two. This setback applies to the north, south and east property lines. 18. COMMENT: 2-06.4.9.Q – Provide the square footage, height and specific use proposed within the footprint of the building(s). 19. COMMENT: 2-06.4.9.R – Provide width dimensions for all existing and proposed sidewalks on site, Per TSM Section 7-01.4.3.A the minimum width is 4’-0”. 20.
