COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 22 2021.

2-06.3.0 FORMAT REQUIREMENTS

1. COMMENT: 2-06.3.5 – Remove the old Development Package PDSD APPROVAL stamp from the plans as an electronic stamp will be affixed once the plan is approvable.

CONTENT REQUIREMENTS

2. COMMENT: 2-06.4.1 - The name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet.

3. COMMENT: 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx).

4. OMMENT: 2-06.4.3 – Provide the development package case number, DP21-0107, adjacent to the title block on all sheets.

5. COMMENT: 2-06.4.4.C – Label the sections corners on the location map.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

6. COMMENT: 2-06.4.7.A.3 - List the applicable rezoning file number and conditions of approval. Also place the C9-21-06 in the lower right corner of each sheet.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

7. COMMENT: 2-06.4.9.G – The plans mention phasing. If the project is to be phased, provide calculations, setbacks, etc., to indicate that each phase complies with all requirements as a separate entity. Show phase lines on the drawing. Show and label any temporary improvements that may be needed to make the site function for each phase as one entity. If such temporary improvements are off the site of the phase under consideration, a temporary easement or other legal documentation to assure legal use of the property is required. Note recording information.

8. COMMENT: 2-06.4.9.H.5.a – Provide the number of required vehicle parking spaces within the calculation. The vehicle parking space calculation shall include all proposed uses for the site.

9. COMMENT: 2-06.4.9.H.5.a – Provide a detail for the accessible vehicle parking spaces.

10. COMMENT: 2-06.4.9.H.5.d - The bicycle parking space calculation shall include all proposed uses for the site.

11. COMMENT: 2-06.4.9.H.5.d – Demonstrate that the requirements of UDC Articles 7.4.9.B.1.d & .e, 7.4.9.B.2.a, & b are met.

12. COMMENT: 2-06.4.9.H.5.d – Per UDC Article 7.4.9.B.2.f Each required short-term bicycle parking space must be at least two feet by six feet. That said the 2’-0” shown between racks on detail 4 sheet 3 does not the required 4’.

13. COMMENT: 2-06.4.9.H.5.d – Detail 4 sheet 3 the south detail calls out “FOUR (4) SPACES” but you only show a single rack which can only handle 2 bikes.

14. COMMENT: 2-06.4.9.H.5.d – Detail 4 sheet 3 south detail calls out a total of 4’ for two bikes. The 2’ x 6” requirement of measured for the outside edge of the rack not center.

15. COMMENT: 2-06.4.9.H.5.d – Detail 4 sheet 3 south detail demonstrate that the requirements of UDC Article 7.4.9.B.2.g are met.

16. COMMENT: 2-06.4.9.Q – Provide the height of the existing office building.

17. COMMENT: 2-06.4.9.R – Provide a width dimension for the sidewalk shown south of Bldg A. As vehicles are allowed to overhang the sidewalk the minimum width is 6’-6”,

18. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1 a sidewalk must connect all areas of the development. That said provide a sidewalk from Bldg A to Bldg B.

19. COMMENT: 2-06.4.9.U - Indicate graphically, where possible, compliance with conditions of rezoning.

20. COMMENT: Ensure all notes are completed on the next submittal.

3. Show the total width of the sidewalk in front of Bldg. A. With the vehicle overhang there needs to be 4' minimum unobstructed.
