This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 25, 2021.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section 5.
1. UDC 2-10.4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

2. Please ensure that all related case numbers and this DP number are on all plans.

3. Provide a letter detailing the sustainable measures utilized in this project as described in the PAD, IIIG.4 Self-Certification of Conservation and Sustainability Measures.

4. The Landscape and Native Plant Preservation requirements are subject to the requirements of PAD-30. The plan documents reference a master NPPP for the 30% set-aside method. Please include that document with next submittal. Label all set-aside areas Natural Undisturbed Open Space (NUOS).

5. Provide calculations for the street borders that demonstrate compliance with the planting density within the PAD. Please label landscape border width on all plans.

6. Label open space areas either Functional Open Space (FOS) or Natural Open Space (NOS). Demonstrate compliance with the 5% FOS requirement for each planning area, distance to the Neighborhood Park, and whether a mini-park is required.

7. The Landscape Notes reference a holding nursery for salvaged plants, please locate this temporary nursery on the landscape plans. Note on the irrigation plans how water will be supplied to the plants in the nursery.

8. Detail the temporary system proposed to establish native seeded areas.

9. Provide a description/detail of ground preparation for areas to be hydroseeded.

10. Add plant and irrigation maintenance schedule to plans, per UDC Administrative Manual 2-10-4.4.

a. Pruning schedules to show that plant material will maintain pedestrian and vehicular clearances or that the material will establish opaque hedge screens, if required;
b. Replacement criteria, should plant material not survive; (already on plan)
c. Replacement or upkeep maintenance schedules for inert ground cover materials;
d. Upkeep maintenance schedules for exterior hardscape materials; and,
e. Maintenance and replacement schedules for irrigation systems.

11. Please clearly label curb inlets to landscape areas to allow water into planted areas. Grading and paving plans should match.

12. Locate the areas on the landscape plan that detail 6 applies to, and add slope stabilization methods for 2:1 slopes, or flatten the slope.
