This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 25, 2021. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.2 – All mapped data shall be drawn at an engineering scale having no more than 50 feet to the inch. 2. COMMENT: 2-06.3.5 - A three-inch by five-inch space shall be reserved in the lower right quadrant of each sheet for an approval stamp. 3. COMMENT: 2-06.3.12 – The drawing index shall include the landscape plans. The development package sheets and the landscape sheets shall be submitted as a single multi-page pdf file. CONTENT REQUIREMENTS 4. COMMENT: 2-06.4.1 – Provide an email address for the Owner/Developer. 5. COMMENT: 2-06.4.2.D – The total number of pages shall include the landscape sheets. 6. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0101, adjacent to the title block on all sheets. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 7. 2-06.4.8.B – The “15’x15’ TRANSFORMER ELEC. EASEMENT & 10’-0” WIDE ELEC. LINE EASEMENT PER DKT. 9509, PG. 882” shown to be abandoned will need to be abandoned prior to approval of this DP 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. Per UDC Article 7.4.3.E.2 If an expansion is 25% or greater or if a series of expansions cumulatively results in a 25% or greater expansion in floor area , the requirements of this section apply to the entire site. The following comments apply: 8. COMMENT: 2-06.4.9.H.5 – The 22.9’ PAAL shown at the east end of the parking area does not meet the requirements of UDC Table 7.4.6-1 and Figure 7.4.6-A, 24’ wide. 9. COMMENT: 2-06.4.9.H.5.a – The 13 vehicle parking spaces shown along the south side of the building do not meet the minimum parking space depth of 18’, see UDC Table 7.4.6-1 and Figure 7.4.6-A. There are also four (4) spaces where wheel stop curbing is shown that reduce the parking space depth. 10. COMMENT: 2-06.4.9.H.5.a – Clearly show the 2”-6” vehicle overhang for the 13 vehicle parking spaces shown along the south side of the building. 11. COMMENT: 2-06.4.9.H.5.a – Clarify what the striped area, shown along the west end of the building is going to be used for. If this is going to be some type of outdoor workout space the square footage needs to be included in all applicable calculations. 12. COMMENT: 2-06.4.9.H.5.a – Details 1 & 3 sheet 4 have conflicting dimensions for the location of the wheel stops. Both should be 2’-6” per UDC Article 7.4.6.H.3. 13. COMMENT: 2-06.4.9.H.5.d – Demonstrate that the requirements of UDC Article 7.4.9.C.2.a Short-term bicycle parking must be within 50 feet of each public entrance to a building as measured along the most direct pedestrian access route 14. COMMENT: 2-06.4.9.Q – Provide the height of the existing and proposed building within the footprint. 15. COMMENT: 2-06.4.9.R – Demonstrate that a 4’-0” clear area is maintained at the top of the accessible access ramp along the east side of the building.
