This plan has been reviewed for compliance with applicable development criteria in the Unified Development Code (UDC) Administrative Manual (AM) Section 2-11, City of Tucson Uniform Development Code (UDC) Article 7.7 Native Plant Preservation, and the UDC Technical Standards Manual (TSM).
1. A landscape street border is required along the street frontage. Street landscape borders must be a minimum of ten feet wide as measured from the street property line. On streets designated as Major Streets and Routes (MS&R), the street landscape border must be measured from the future MS&R right-of-way line (UDC 7.6.4.C.1-.2)
2. UDC 7.6.4.C.2.c. - Street landscape borders must be located entirely on site , except that, if approved by the City Engineer or designee, up to five feet of the required ten foot width may be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets
3. Planting density shall adhere to the requirements in UDC 7.6.4.C.2.d through e and 7.6.4.C.1.a-c.
4. A 6’ screen is required along Pantano Pkwy, Table 7.6.4-1, RV Storage
The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 14, 2022.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.4 - The development package is designed to allow for concurrent review of any site related reviews. This review does not include building code review. Remove all references to building codes from the plans and remove all building/electrical plans from the development package set.

2-06.3.0 FORMAT REQUIREMENTS

2. COMMENT: 2-06.3.2 - All mapped data shall be drawn at an engineering scale having no more than 50 feet to the inch.

3. COMMENT: 2-06.3.7 - A small, project-location map shall be provided in the upper right corner of the cover sheet.

CONTENT REQUIREMENTS

4. COMMENT: 2-06.4.1 - Provide the following information for all listed under the "PROJECT TEAM"; Email addresses, and phone numbers.

5. COMMENT: 2-06.4.2.D - Provide the page number and the total number of pages in the package (i.e., sheet xx of xx) on each sheet within title block.

6. COMMENT: 2-06.4.3 - Provide the development package case number, DP21-0093, adjacent to the title block on all sheets.

7. COMMENT: 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three-inch equals one mile, and provide the following information.

8. COMMENT: 2-06.4.4.A - Show the subject property approximately centered within the one square mile area;

9. COMMENT: 2-06.4.4.B - Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property; and,

10. COMMENT: 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

11. COMMENT: 2-06.4.7.A.1 - List as a general note: "Existing zoning is ___."

12. COMMENT: 2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage.

13. COMMENT: 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.

14. COMMENT: 2-06.4.7.A.6.a - As this site boarders on a street designated as an Arterial on the COT MS&R Map provide a general note stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)."

2-06.4.7.A.8 - For development package documents provide:

15. COMMENT: 2-06.4.7.A.8.c - If the removal of landscape area is allowed by the landscape review section provide a vehicular use area expansion calculation on the plan. To remove this landscape area, you will need to show how the requirements of the last approved site plan are still met or that you are meeting current requirements for the landscape buffer along Pantano Pky.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

16. COMMENT: 2-06.4.8.B - Provide the recordation information for all easements shown of the plan.

17. COMMENT: 2-06.4.8.B -As you are proposing building across an electrical easement provided written documentation from the electrical company having rights to the easement allow the construction across their easement.

18. COMMENT: 2-06.4.8.C - Provide dimensioned width of paving, curbs, curb cuts, and sidewalks on the plan.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

19. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined.

20. COMMENT: 2-06.4.9.H.2 - Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section.

21. COMMENT: 2-06.4.9.H.5 - As you are proposed gated entries clearly demonstrate that someone attempting to enter the northern most entrance/exit can turn around if the gate is closed and not have to back out onto Pantano Pky.

22. COMMENT: 2-06.4.9.Q - As Pantano Pkw is designated as an Arterial on the COT MS&R Map the street perimeter yard setbacks are based on UDC Article 6.4.5.C.2 and Table 6.4.5.C-1. The required street perimeter yard setback for this site based on an ADT of 1,000 or greater the required perimeter yard setback is 21' or the height of the exterior wall, greater of the two, measured from the back of future curb. Show the correct street perimeter yard setbacks on the plan.

23. COMMENT: 2-06.4.9.Q - Provide the height and square footage with the footprint of each covered parking structure.
