04/27/2021 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Two new 1-1/2” backflow preventers are shown for the new building (keynote 6, sheet 5 of 14). One of the units is shown with only a short section of water service pipe; what is the pipe serving and where is it headed? Reference: Section 107.2.1, IBC 2018.
2. The minimum slope for a 3” to 6” building sewer is 1/8” per foot. An 8” building sewer can have a slope of 1/16” per foot (approximately 0.5%) but an 8” building sewer requires manholes instead of cleanouts. The first manhole shall be located within 200 feet of the junction of the building drain and the building sewer. Subsequent manholes shall be spaced not more than 400 feet apart and at each change in direction. Reference: Sections 704.1 and 708.3.2, IPC 2018.
3. Keynote 13, sheet 5 of 14, calls for connecting a 4” building sewer to a 6” private sewer collection system per PCRWRD standard detail 401. That detail calls for the connection to be either directional fittings or a saddle-type tap. The use of saddle-type fittings to connect to a private sewer is prohibited. Reference: Section 707.1 (6), IPC 2018.
4. Provide cleanouts in the building sewer at intervals not exceeding 100 feet of developed pipe length from the upstream entrance of the cleanout. Reference Section 708.1.2, IPC 2018.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 06, 2022.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section 5.
1. UDC 2-10.4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

8. What is meant by “riparian limit”? If there is no existing riparian area please remove hatch and labels.

9. Show point of drainage off roof areas, amount of flow, and disposition of flow.

10. Detail the temporary system proposed to establish native seeded areas.

11. Show nursery holding area on plans.

12. According to parking calculations 21 trees are required, but 15 trees are provided in the new parking area, please add 6 trees to the parking area. The trees in the area north of the parking lot will not count towards this requirement.

13. Modify construction details for trees and shrubs to mirror the water harvesting shown on Detail 8.

14. Provide a detail to show tree planting with root barrier adjacent to walkways.

15. Show and label parking canopy.
