Provide callout/ details of the BMPs to be utilized. Drainage Comments: 1. PAGE 3 - Per pg. 96 of the PAD, No significant drainage shall be discharged from the north boundary. Report shows a total of 18cfs being discharged into 36th Street which constitutes a significant discharge and may adversely effect travel within the roadway. Please convey flows to the regional basin as intended in the PAD or demonstrate that either no additional runoff as compared to existing conditions is maintained, or that 36th St. has been designed to accommodate the runoff and meet City spread criteria. 2. PAGE 3 - Please demonstrate that the post developed flows being discharged into Park Ave is equal to or less than existing conditions, or demonstrate that Park Avenue has been designed to accommodate additional flows while meeting City spread Criteria, or convey these flows to the regional intended. 3. PAGE 4 - Please provide hydrographs to demonstrate the total increase in volume or explain the calculation used. 4. PAGE 4 - Please provide the maximum depth of ponding in the parking areas 5. GENERAL - Please include a discussion of the stormdrain analyses included in the appendix including the boundary condition used for the analysis. 6. GENERAL - Please include the design 100-year water surface elevation in the regional detention basin, freeboard and minimum finished floor elevation for the project. 7. GENERAL - Please include a discussion of stormwater flows should the basin overflow due to an extreme storm event or a stormdrain blockage. 8. GENERAL - Please provide inlet sizing calculations for all inlets. 9. GENERAL - Please provide erosion protection sizing calculation for riprap shown. 10. FIGURE 3 - Drainage area D30 is only onsite runoff which is now being conveyed into Park Avenue and does not account for the offsite areas which will now flow onsite and into park instead of the existing detention basin further exacerbating flows within Park Avenue. Please include this area in your discussion and calculations, referring to the Page 3 comments. 11. APPENDIX D - Please include the full Master Drainage Report in your next submittal. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied.
