COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 25, 2022.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

As a significant about of information was removed from the development package on the second submittal the following comment apply:

2-06.3.0 FORMAT REQUIREMENTS

2. COMMENT: 2-06.3.2 – The development package shall be drawn at an engineering scale having no more than 50 feet to the inch

3. COMMENT: 2-06.3.7 – Move the location map to the upper right corner of the cover sheet.

4. COMMENT: 2-06.3.12 – As there are now two (2) sheets to the development package provide an index of sheets on the first sheet

CONTENT REQUIREMENTS

5. COMMENT: 2-06.4.1 – Provide the name, mailing and email addresses, and phone number of the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet.
6. COMMENT: 2-06.4.2 - The title block shall include the following information and be provided on each sheet: The proposed name of the project, or if there is no name, the proposed tenant’s name. A brief legal description is to be provided. The page number and the total number of pages in the package (i.e., sheet xx of xx).

7. COMMENT: 2-06.4.2.D - As there are now two (2) sheets to the development package provide the page number and the total number of pages in the package (i.e., sheet xx of xx).

8. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

9. COMMENT: 2-06.4.7.A.1 - List as a general note: "Existing zoning is C-1."

10. COMMENT: 2-06.4.7.A.2 - List the gross area of the site by square footage and acreage.

11. COMMENT: 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

13. COMMENT: 2-06.4.9.H.5 – Per UDC Article 7.4.6.D.1, Figure 7.4.6-A & Table 7.4.6-1 the minimum PAAL width is 24’ when the PAAL provides access to 90-degree parking. Also, per UDC Article 7.4.6.F.2.b Access lanes and PAALs must be setback at least two feet from a wall, screen , or other obstruction over six inches. That all said the PAAL along the east side of the site provides access to 90-degree parking and is required to be 24’ with a 2’ setback to the proposed fence.

14. COMMENT: 2-06.4.9.H.5 – The 10’ access lane shown at the south end of the parking area is required to be setback 2’ from the proposed fence, see UDC Article 7.4.6.F.2.b. Also, it appears that this will be a one-way access lane and requires some type of signage or pavement markings.

15. COMMENT: 2-06.4.9.H.5 – The access lane at the north end of the park area is required to be setback 2’ from the proposed fence, see UDC Article 7.4.6.F.2.b. Also provide a width dimension for this access lane.

16. COMMENT: 2-06.4.9.H.5 – Demonstrate that the proposed fence shown just north of the trash enclosure meets the requirements of UDC Article 7.4.6.F.2.b.

17. COMMENT: 2-06.4.9.H.5.a – Provide a vehicle parking space calculation that provides the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled.
