The property is zoned Rural Homestead Zone (RH), with the proposed use being protective services for the storage of vehicles and the processing of evidence. This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority is satisfied with the 2nd submittal of this project and has no additional comments to provide. | 07/22/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Development Services Department Zoning Review PROJECT: Development Package (2nd Review) DP21-0065 TRANSMITTAL DATE: July 22, 2021 DUE DATE: July 20, 2021 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 30, 2022. Previous Comment 9. This comment was not addressed correctly. Per UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces, Civic Use Group, Short-term requirement is 1 space per 8,000 sq ft. GFA, minimum 2 and Long-term requirement is 1 space per 12,000 sq ft GFA, minimum 2. Revise the bicycle parking space calculation to reflect the correct numbers. Detail 16 sheet C602 meets the requirement for the Long-term bicycle parking but does not meet the requirements of the Short-term. Per UDC Article 7.4.9.C.2.b the Short-term bicycle parking shall be located outside the building. Show the required outdoor Short-term location on the plan and provide a short-term bicycle parking space detail that demonstrates that all requirement listed under UDC Articles 7.4.9.B.1 & .2 and 7.4.9.C are met. 2-06.4.9.H.5.d - Show bicycle parking facilities fully dimensioned. For specifics, refer to Section 7.4.9, Bicycle Parking Design Criteria, of the UDC. Provide, as a note, calculations for short and long term bicycle spaces required and provided. Bike parking within the Civic Use Group is required at 1 space per 8,000 sq ft. GFA short term, and 1 space per 12,000 sq ft GFA long term. Previous Comment 12. This comment was not fully addressed. Per TSM Section 7-01.4.1.A At least one sidewalk is required to a project from each street on which the project has frontage, unless there is no vehicular access from a street because of a physical barrier, such as a drainageway or an unbroken security barrier (e.g., a wall or fence). Show the required sidewalk from the propose building to Wilmot Rd. At a minimum Zoning recommends that you provide a 4’-0” wide pave and striped area along the proposed access lane. A Technical Standards Modification Request (TSMR) will need to be submitted and approved for a substitute surface for the sidewalk, see TSM Section 1-01.6.0 for TSMR requirements.
