Sheet 1
1. Please refer to Pima Association of Governments (PAG) instead of Pima County/City of Tucson (PC/COT) standards. All sheets provide a basis of bearings and elevation according to Administrative Manual (AM) Section 2-06.4.8.
2. Project Number is DP21-0060. Add to all sheets.
3. Please call out min 3" = 1-mile scale on the location map.
4. PE stamp is somewhat illegible. Please provide a clearer one.
5. Please clearly delineate between current Lot 6 and Lot 7 boundaries as needed on all sheets.
6. Since the Wingate Wash is called out as the receiving waters on the SWPPP, please include the linework and callout on all location maps.
Sheet 2
1. Per TSM 10-01.4.1. A All new sidewalks should have a 5' min width along local roads. Please revise 4' sidewalks in detail A and B accordingly.
2. Detail E shows the proposed sidewalk as below the edge of pavement. If this sidewalk is to remain in this state, it will require some barrier or separation in accordance with TSM 7-01.4.2A.
3. Per TSM 10-01.3.3. D.1 Sidewalks will be located a minimum of two feet from the back of the existing or projected wedge curb location (the standard location) and extend to the curb at all street intersections. Please revise detail CC as needed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 10, 2022.

CONTENT REQUIREMENTS

5. COMMENT: 2-06.4.9.R – There is a 10’AC access ramp called out on sheets 3 & 8 that provides access to the park and dog run located in CA “B-2” provide the cross slopes for this ramp. Sheet 20 shows a “5’ Concrete Walk” located at the east end of this access ramp, show this walk on the site & grading plans and provide slope information so that accessibility requirements can be reviewed. There is also a double access gate system shown on the plan that provides access to the dog run, demonstrate that this gate system meets the requirements of ICC A117.1-2009 Chapter 4.

As far as placement of sidewalk, ramps and scuppers and including various dimensions, they are all accurate on these plans. Nevertheless, regarding these items I did notice some things that were missing.

1. Regarding Sidewalk: PAG Standard 200 is referenced, but a "Detail" from the standard needs to be added to the plans.
2. Regarding Curb: PAG Standard 209 is referenced, but a "Detail" from the standard needs to be added to the plans.
3. Regarding Sidewalk Scuppers: PAG Standard 205 is referenced, but a "Detail" from the standard needs to be added to the plans.
4. Regarding Wheelchair Ramps: NEW Wheelchair Ramps are drawn on the plans, but there isn’t any information regarding them. The PAG Standard 207 needs to be added to the plans, or and ADA approved revision if the new ramps vary from the standard.

Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

6. Change General Note #4 to PDSD rather than Planning Department. Remove note #7.
7. The Landscape Notes on L-2 are partially cut off.
8. Provide construction details for the ramada, site furniture, jogging path, d.g. installation, chain link fence & gate, dog waste station, and concrete edge.
