Development Package (1st Review) DP21-0051 TRANSMITTAL DATE: April 2, 2021 DUE DATE: March 30, 2021 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The one-year expiration date for this project is March 3, 2022. 2-06.3.0 Formatting 1. 2-06.3.10 – Legend on cover page is missing water harvesting area symbol and description, please add. 2. 2-06.4.3 - add relevant case numbers DP21-0051, C9-82-48 (original City zoning), adjacent to the title block on each sheet. 3. 2-06.4.8.C – Oracle right-of-way width is 200’, ½ right-of-way is 100’, revise detail on sheet 6. Adjust future sight triangles, right-of-way, curbs, sidewalks, as necessary. 2-06.4.0 Content 4. 2-06.4.7.A.6 – In accordance with the Gateway Corridor Zone, new utilities shall be placed underground. 5. 2-06.4.7.A.8.d – As the proposed Dutch Bros is part of a larger site, the calculations should encompass the entire site, whether existing or proposed. The whole site, under same ownership, includes the parcels to the north and west. Please provide calculations that include all of these parcels. 6. 2-06.4.9.H.5.a – The typical parking space detail on sheet 6 does not match the dimensions shown on the site plan. All parking spaces, except for ADA spaces should be 8.5’ x 18’. The existing parking detail shows substandard parking dimensions, please indicate and show that all parking will meet the UDC or a Parking Design Modification Request (PDMR) shall be sought.
