Sheet 1

3. Please update this plan set with the site plan components listed in the ADEQ 2020 Construction General Permit SWPPP Checklist including, but not limited to, flow quantities and directions, permanent and temporary control measures, and applicable slope erosion protection and detail.
Sheet 2
1. Sediment control should be called out at all basin inlets and outlets as well as tops and toes.
2. Sediment control should be placed between the concrete washout area and the northwest basin in order to prevent conveyance of contaminants.
3. Extend limits of disturbance to include the southern portion being reconfigured, parking stalls and lanes. Because the limits of disturbance will need to be moved, please move the construction entrance to the middle of the parking lane.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 22 , 2022.

1. 2-06.3.4 - Please add the title of the project name to the legal description and case numbers.

2. 2-06.3.5 - A three-inch by five-inch space shall be reserved in the lower right quadrant of each sheet for an approval stamp. Please remove the City of Tucson Development Package box, as staff now digitally stamps all plans for approvals.

3. 2-06.3.8 - The north arrow, contour interval, and scale as applicable to each sheet should be placed together in the upper right corner of each sheet. The Pima County Assessor’s parcel number should be in 140-41-034D format, please revise all occurrences.

4. 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx). Please include S1-3 in this format, and renumber the landscape/irrigation/NPPO plans to reflect the total number of pages.

5. 2-06.4.3 - The administrative street address and relevant case numbers (development package document, DS, overlay, etc.) shall be provided adjacent to the title block on each sheet. Please add this information to all landscape/irrigation/NPPO plans. Replace the “Prepared for …” with the Project Name and address on the landscape and irrigation sheets.

6. 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three-inch equals one mile, and provide the following information. Provide a location map to scale (NTS is not acceptable).

7. 2-06.4.4.C – Label the sections or section corners, township, and range.

8. 2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage. Clearly differentiate between existing and proposed uses.

9. 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.

Clearly differentiate between existing and proposed uses, especially on sheet SP2. The limits of construction and the accessible path of travel use the same line type, please make them different. Identify the line through the middle of the drawing. The existing warehouses are missing, please show.

10. 2-06.4.7.A.6.a - List additional applications and overlays, by case number (if applicable), in lower right corner of each sheet. Add previous applications (DP & DS) to the general notes and provide the type of application processed, a statement that the project meets the criteria/conditions of the additional application, date of approval, what was approved, and the conditions of approval, if any.

11. 2-06.4.7.A.8.c – Add percentage of vehicular use area expansion relative to existing site. Label “Building Data” as Existing Building Data. Label the second “Building Data” as Existing Parking Requirements and separate required parking from trailer storage parking. Indicate existing and proposed number of trailer storage parking, label accordingly. Remove extra “Short-term Bicycle Parking Required”. Add Bicycle to “*Long-term Parking Required”.

12. 2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed, but please make a distinction between the two, written and graphically.

13. 2-06.4.8.C – Add the following information regarding existing public rights-of-way for Palo Verde Road and Medina Road; right-of-way width (there is a graphic conflict for Medina Road on SP-2, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks.

14. 2-06.4.9.L - All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. The 40’ Exception of Lot 6 at the upper right corner of sheet SP-3 is unclear as to its location. The 10’ Utility information along the right side of the page on SP-3 is cut off.

15. 2-06.4.9.T – Show existing refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned, and access route. If dumpster service is not proposed, indicate type of service.

Additional Comments – On sheet SP2, the south property border, the zone is I-1.
On Sheet SP3 and SP2, all of the riprap graphics looks the same; which is existing and proposed?
Consider renaming the project to clarify that the purpose of the expansion is to accommodate additional trailer storage/parking.
