This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 18, 2022. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. This comment was not addressed correctly. The code section shown on the plan is “2.4.3” not 3.4.3 as requested. COMMENT: 2-06.4.7.A.1 – Sheet 3 “ZONING AND LAND USE NOTES, PROPOSED ZONING IS R-1, SPECIAL EXEMPTION” revise “EXEMPTION” to read “[2] Zoning Examiner Special Exception Procedure, Section 3.4.3” 2. This comment was not addressed correctly. The case number should be listed as T21SE00001. COMMENT: 2-06.4.7.A.6.a – Once the Special Exception process is approved provide the T21SE#### adjacent to the title block on all sheets and provided a general note stating the Special Exception case number date of approval, and if applicable any conditions of approval. 2-06.4.7.A.8 - For development package documents provide: 3. The lot coverage calculation is not correct. The lot coverage shall include all buildings and vehicle use area, this includes the drive area that provides access to the parking spaces. The calculation shall be based on the total square footage of all buildings and vehicle use area, not broke out as individual areas. COMMENT: 2-06.4.7.A.8.b – Provide a lot coverage calculation on the plan that meets the requirement of UDC Article 6.4.3. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 ZONE, the maximum lot coverage is 70%. 4. COMMENT: 2-06.4.7.A.6.a – The Special Exception conditions have not clearly been addressed on the plans. For the west property line sheet 3 calls out to “REMOVE & REPLACE EXISITNG CHANG LINK FENCE 8’ WALL”, sheet 4 calls out “REMOVE & REPLACE CHAIN LINK FENCE WITH 8’ HT CMU SCREEN WALL”. The plans should be consistent and call out “an 8’ high masonry wall’ per SE condition 5. For the north & south property line the fence note should address the required “tan plastic privacy slats” per SE condition 5. 5. COMMENT: 2-06.4.7.A.6.a – Provide setback dimension from the communications antenna the demonstrate that the requirements of SE condition 8 are met.
