Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer.

In order to apply for electric service, call the New Construction Department at (520) 918-8300.
Submit a final set of plans including approved site, electrical load, paving off-site improvements and irrigation plans, if available include a CD with the AutoCAD version of the plans.

Drainage Report Comments:
Section 1.0 - Introduction - Please include additional discussion on development standards as required per the master plan for the Tucson Marketplace. Specifically, please include any requirements for water harvesting.

Section 3.0 - Hydrology - Please include a discussion and calculations as necessary to describe what happens to the stormwater during the 100-year storm event.

Section 4.0 - A manning's value of 0.022 for HDPE pipe seems high. Please confirm value used and adjust calculations if necessary.

Section 4.0 - Please explain/document that the separate storm drain system at Concentration Point 5 is adequately sized to convey the additional flow from this project it is not currently receiving.

Section 4.0 -Please provide an HGL at the connection to the existing system and demonstrate the 10-year HGLs within the new segment of storm drain are below the grate inlet.

Thank you for the opportunity to comment on DP21-0039 SITE/GRADING/SWPPP - Orthopros at Tucson Marketplace; 1st Submittal, a development package application for a 1.46 acre site located 1,800 feet southwest of the intersection of East Tucson Marketplace Boulevard and South Kino Parkway. The property is zoned Planned Area Development 15 (PAD-15), with the proposed development containing a medical office.

This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.

The Tucson Airport Authority approves the proposed project and has no additional comments to provide.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 23, 2022.

CONTENT REQUIREMENTS

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. COMMENT: 2-06.4.7.A.2 – It appears that the square footage listed in General Note 1 is not correct.

3. COMMENT: 2-06.4.7.A.4 – General Note 19 calls out the proposed use as “FOOD AND BEVERAGE SALES” but it appears that this is medical service outpatient, clarify.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

4. COMMENT: 2-06.4.9.A – The parcel number shown under General Note 5 does not appear to be correct. Is there some sort of land split/platting process proposed for this project?

5. COMMENT: 2-06.4.9.H.5 – It appears that a curb will be removed along the northwest side of the site to allow access to the vehicle parking spaces, provide a PAAL width dimension for the PAAL.

6. COMMENT: 2-06.4.9.H.5 – There is new vertical curb proposed around the landscape area near the northwest corner of the site, provide a PAAL width dimension from this curb to the parking spaces and curb to the north west.

7. COMMENT: 2-06.4.9.H.5 – Fully dimension the back-up spurs shown on the plan, see UDC Article 7.4.6.F.4.

8. COMMENT: 2-06.4.9.H.5.a – Detail 4 sheet 7 the vehicle overhang dimension is not correct, see UDC Article 7.4.6.H.3 and Figure 7.4.6-C.

9. COMMENT: 2-06.4.9.H.5.a – The required number of accessible vehicle parking spaces is not correct. Per 2018 IBC Chapter 11, Table 1106.1 when 79 vehicle parking spaces are provided, 4 accessible parking space are required, 1 being van accessible.

10. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.3.A Width, all sidewalks must be a minimum of four feet wide and installed to avoid any obstruction which decreases the minimum width to less than four feet. That said anywhere vehicles are allowed to overhang a sidewalk the sidewalk must be a minimum 6’-6” wide, 2’-6” vehicle overhang and 4’ wide sidewalk. For all areas on this site that vehicles are allowed to overhang a sidewalk demonstrate that the minimum 4’ clear sidewalk is maintained or provide wheel stop curbing per UDC Article 7.4.6.H.3 and Figure 7.4.6-C.

11. COMMENT: 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also provide a general note stating “ALL SIGNAGE REQUIRES SEPARATE PERMITS”.

12. COMMENT: Provide a copy of the Design Review Committee approval letter with the next submittal, see PAD-15 Section C.6.

13. COMMENT: Bridges Tracking Tables, update area “F” to include all development and include Sub-Areas B-I, B-IV, C-1 & E. Contact Elisa Hamblin for an updated excel file of the tracking table @ Elisa.Hamblin@tucsonaz.gov.
