COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is February 15, 2022.

1. 2-06.3.8 - The contour interval as applicable to each sheet (Grading Plan) should be placed in the upper right corner of each sheet.

2. 2-06.4.7.A.6.a - List additional applications and overlays, by case number in lower right corner of each sheet. As a general note provide the type of application processed or overlays applicable, a statement that the project meets the criteria/conditions of the additional application or overlay, the case number, date of approval, what was approved, and the conditions of approval, if any, prior to final Development Package approval.

3. 2-06.4.7.A.8 - For development package documents provide:
2-06.4.7.A.8.b - Percentage and area in square feet of building and accessory building coverage;
2-06.4.7.A.8.c. Percentage of building, lot area, or vehicular use area expansion (lot coverage calculation).

4. 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Indicate if there are any existing billboards on site. Compliance to the Sign Code, Chapter 3 of the Tucson Code, is required.

4.1 Identification and Descriptive Data

All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

3) Show on plans a new 5' wide sidewalk along Balboa per PAG detail 201
4) Sheet 3 for the pedestrian path connection Glenn, show a 5' wide landing at the top of the ramp where the pathway turns to the west and down
5) Provide a pedestrian circulation connection to Balboa
6) Per (TSM) section 10-01.3.2.C. At the intersections of streets with other streets or collector or arterial streets with PAALs/Driveways, the curb lines will be connected with a curve having the minimum radius shown in Figure 6, measured at the face of the curb. Update the driveway entrances on to Glenn to show curb returns
7) Provide approval from the department of transportation for the use 2' of right-of way for the landscape buffer
8) Drainage Report. Add DP21-0038 to the cover sheet
9) Drainage Report. Figure 4, show discharge (CFS) at each of the scuppers onto Glenn St
10) Drainage Report. For the southern channel discharge into Balboa, a sidewalk scupper will be needed for the required sidewalk in the right of way. Update drainage report to show appropriately sized scupper
11) For the water harvesting basin in the northwest corner of the site, confirm if a discharge point is needed and provide a scupper as needed

Proposed:
1. The removal and reconstruction of driveway aprons all looks GOOD and correct according to the PAG standards.
2. Scuppers likewise look GOOD and are correct according to the standards.

Not proposed: "New Sidewalk" along the entire length of street frontage. This is required per the Development Standards: 3-01.3.3, whenever a new development is built. This would also require that new sidewalk also be a minimum of 5 Ft. wide. Thus, if their sidewalk requirement is 5’ wide, that would also change the proposal of their new driveway aprons.

They are intending on replacing the existing driveways with new and 4’ wide sidewalk because that is the width of the existing sidewalk. Have to add new 5’ wide sidewalk adjacent to street frotage, and also modify design for the driveway aprons to reflect 5’ wide sidewalk as well.
