COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 07, 2022.

2-06.3.0 FORMAT REQUIREMENTS

1. COMMENT: 2-06.3.12 – An index of sheets in the development package shall be provided on the first sheet.

CONTENT REQUIREMENTS

2. COMMENT: 2-06.4.1 – Provide the email addresses, and phone number of the property owner of the site, under Owner.

3. COMMENT: 2-06.4.2.D - The page number and the total number of pages in the package (i.e., sheet xx of xx) shall be provided in the title block

4. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0031, adjacent to the title block on all sheets. Also provide the following case numbers, D01-0038, DS08-37, S01-045 & S06-089, adjacent to the title block on all sheets.

5. COMMENT: 2-06.4.4 – Remove the aerial photo from the location map.

6. COMMENT: 2-06.4.4 – The location map should cover approximately one square mile

7. COMMENT: 2-06.4.4.B – Identify River Road on the location map.

8. COMMENT: 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled on the location map.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

9. COMMENT: 2-06.4.7.A.1 – The zoning listed under “SITE ZONING” is not correct and should be O-3.

10. COMMENT: 2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage.

11. COMMENT: 2-06.4.7.A.4 – Provide the Use Specific Standards that apply to an Administrative and Professional Office us in the O-3 zone, see UDC TABLE 4.8-3: PERMITTED USES - OFFICE ZONES.

12. COMMENT: 2-06.4.7.A.6.a – As a Board of Adjustment for Variance (B of A) will be required for perimeter yard setbacks, see comment 13, provide the B of A case number adjacent to the title block and provide a general note stating the B of A case number, date of approval, what was modified, and if applicable the conditions of approval.

13. COMMENT: 2-06.4.9.O – Per UDC TABLE 6.3-3.B: EXCEPTIONS TO THE O-1, O-2, & O-3 DIMENSIONAL STANDARDS, O-3 ZONE, Administrative and Professional Office (P), Nonresidential Use to a Residential Zone the required perimeter yard setback from the proposed addition to the south property line is 1 ½ time the height of the proposed exterior building wall. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, see UDC Article 6.4.5.B and Figure 6.4.5-A. As the height shown on the elevations is to finished floor 6” has been added to the height shown on the elevations, 15’-4 x 1.5 = 23’-0”, proposed setback is 0’-0”, a Board of Adjustment for Variance (B of A) will need to be submitted and approved.

14. COMMENT: 2-06.4.9.Q – Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).
