04/20/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | FROM: Development Services Department Zoning Review PROJECT: Raising Cane’s – 1-10 & E Ajo Way Development Package (2nd Review) DP21-0029 TRANSMITTAL DATE: April 20, 2021 DUE DATE: April 26, 2021 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 01, 2022. CONTENT REQUIREMENTS 1. This comment was not addressed. 2-06.4.1 – Provide the email address for the Architect listed on the cover sheet. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. 2-06.4.7.A.3 – Zoning acknowledges that this comment should have been provided on the first submittal but as other corrections are needed provide the rezoning conditions on the plan.. 3. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 4. This comment was not addressed. Provide the zoning for the parcels north of Ajo and to the southeast of this site. 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. If the property is being rezoned, use those boundaries and classifications. 5. This comment was not addressed. The accessible signs are still shown within the 2’-6” overhang as shown o the detail, but you have a note that shows the signs within a landscape area as either building or pole mounted. Clarify what you are proposing. 2-06.4.9.H.5.a – On the “ACCESSIBLE AND STANDARD PARKING DETAIL” it appears that the proposed accessible parking sign encroaches into the required 2’-6” vehicle overhang. Clearly demonstrate that the 2’-6” overhang is maintained. 6. This comment was not addressed correctly. Your wheel stop dimension shows the wheel stop as 2’-6” from the back of curb to the front of the wheel stop. UDC Article 7.4.6.H.3 & Figure shows the dimension from the face of curb to the back of the wheel stop. 2-06.4.9.H.5.a – On the “PRECAST CONCRETE WHEEL STOP” detail Per UDC Article 7.4.6.H.3 the dimension from the front of the vehicle parking space to the back of the wheel stop should be 2’-6”. The property is currently zoned Residence Zone 1 (R-1) but was rezoned during C9-20-07 to Commercial Zone 2 (C-2) to support the future development of a mixture of commercial and retail uses. The proposed project is to establish a new food service use. This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the 2nd submittal of the project and has no additional comments to provide.
