This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 01, 2022. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 1. The provided form was not signed by the Assessor’s Office. COMMENT: 2-06.4.9.E – As this site is comprised of four (4) parcels a lot combination is required. Provide a copy of the approve Pima County Combo Request form with the next submittal. 2. This comment was not addressed. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. Provide the zoning for the parcels north of Speedway and east of Campbell. 3. This comment was not addressed no dimension provided. COMMENT: 2-06.4.9.H.5 – The PAAL shown along the east side of the building does not meet the minimum 24’ width as required by UDC Article 7.4.6.D, Figure 7.4.6-A and TABLE 7.4.6-1: MOTOR VEHICLE USE AREA DIMENSIONS. 4. This comment was not addressed. COMMENT: 2-06.4.9.H.5 – Provide a width dimension for the access lane that provides access to the abandoned alley. 5. The 15.3’ dimension does not meet the minimum 15.5” requirement. .COMMENT: 2-06.4.9.H.5.a – Provide a parking space depth dimension for the parking spaces shown along the east side of the site. 6. COMMENT: 2-06.4.9.H.5.d – Keynote 6 sheet 3 calls out the short term bicycle detail on sheet 5 but the detail is on sheet 6. 7. COMMENT: 2-06.4.9.H.5.d – The short-term bicycle parking space detail does not address UDC Articles 7.4.9.B.1.e., 7.4.9.B.2.a, .f 8. Zoning acknowledges that a DDO was approved. Provide the T21SA00207 case number adjacent to the title block on all sheets and provide a general note stating the case number, date of approval, and what was modified. COMMENT: 2-06.4.9.O – Provide a perimeter yard setback dimension from the proposed building to the south property line. Per UDC TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-1 ZONE, NONRESIDENTIAL USE TO A RESIDENTIAL ZONE The required perimeter yard setback from the proposed building to the R-3 zoned property is 1 ½ times the height of the proposed exterior building wall. It appears that a Design Development Option will be required. Spot grades to consider the depth of ground cover proposed. I don't see any spot grades in any of the landscaped areas and I also don't see keynote 7 used in the site/grading plan. 2. See previous comment 9b - Show the outlet points for drainage along the drive thru lane in this general location. The grades and slopes indicate outlet points that aren't shown. I don't see key note 10 used anywhere on the site/grading plan. Revise and clarify as needed. 3. The accessible route out to the trash enclosure shows it dropping off the vertical curb into the PAAL.
