COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 01, 2022.

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.1 – Provide the phone number and email address for the Developer/Owner on the plan.

2. COMMENT: 2-06.4.3 – Provide the development package case number, DP21-0021, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

3. COMMENT: 2-06.4.7.A.4 – Zoning and Land Use Note 3 provide all applicable Use Specific Standards that apply to food service in the C-1 Zone.

4. 2-06.4.7.A.6.a - Zoning and Land Use Note include UDC Article 5.5 Gateway Corridor Zone (GCZ) as COMMENT: Campbell is designate as a Gateway on the MS&R map.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

5. COMMENT: 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, type and dimensioned width of paving, curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

6. COMMENT: 2-06.4.9.E – As this site is comprised of four (4) parcels a lot combination is required. Provide a copy of the approve Pima County Combo Request form with the next submittal.

7. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. Provide the zoning for the parcels north of Speedway and east of Campbell.

8. COMMENT: 2-06.4.9.H.5 – The PAAL shown along the east side of the building does not meet the minimum 24’ width as required by UDC Article 7.4.6.D, Figure 7.4.6-A and TABLE 7.4.6-1: MOTOR VEHICLE USE AREA DIMENSIONS.

9. COMMENT: 2-06.4.9.H.5 – Show the required 1’ setback from the building to the drive-through lane, see UDC Article 7.4.6.F.2.a.(2).

10. COMMENT: 2-06.4.9.H.5 – Show the required stacking spaces for the drive-through, see UDC Article 7.4.7.

11. COMMENT: 2-06.4.9.H.5 – Provide a PAAL width dimension from the existing curb located near the northeast corner of the building north to the proposed curb near the trash enclosure.

12. COMMENT: 2-06.4.9.H.5 – Per UDC Article 7.4.6.H.1 Barriers, such as post barricades or wheel stop curbing, are required in a vehicular use area to prevent vehicles from extending beyond the property lines, to prevent cars from damaging adjacent landscaping, walls, or buildings, overhanging adjacent sidewalk areas, and/or driving onto unimproved portions of the site. That said demonstrate how vehicles will be prevented from accessing the area near the southwest corner of the site.

13. COMMENT: 2-06.4.9.H.5 – Provide a width dimension for the access lane off of Speedway Blvd.

14. COMMENT: 2-06.4.9.H.5 – Provide a width dimension for the access lane that provides access to the abandoned alley.

15. COMMENT: 2-06.4.9.H.5.a – The provided number of vehicle parking spaces does not meet the required number of spaces, a Parking Design Modification Request (PDMR) will need to be applied for and approved, see UDC Article 7.4.10.

16. COMMENT: 2-06.4.9.H.5.a – Provide a parking space depth dimension for the parking spaces shown along the north side of the building.

17. COMMENT: 2-06.4.9.H.5.a – Provide a parking space depth dimension for the parking spaces shown along the east side of the site.

18. COMMENT: 2-06.4.9.H.5.a – The parking spaces shown along the north side of the site do not meet the minimum depth per UDC Article 7.4.6.D, Figure 7.4.6-A and TABLE 7.4.6-1: MOTOR VEHICLE USE AREA DIMENSIONS.

19. COMMENT: 2-06.4.9.H.5.a – Provide a detail for both the standard and accessible vehicle parking spaces.

20. COMMENT: 2-06.4.9.H.5.d – Provide a Short- & Long-Term bicycle parking calculation on the plan. This calculation should show the number required and provided.

21. COMMENT: 2-06.4.9.H.5.d – Provide a detail for the Short- & Long-Term bicycle parking. Keynote 6 calls out a detail on sheet 6 but no sheet 6 was provided.

22. COMMENT: 2-06.4.9.H.5.d – Show the required Long-Term bicycle parking on the plan.

23. COMMENT: 2-06.4.9.O – Provide a perimeter yard setback dimension from the proposed building to the south property line. Per UDC TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-1 ZONE, NONRESIDENTIAL USE TO A RESIDENTIAL ZONE The required perimeter yard setback from the proposed building to the R-3 zoned property is 1 ½ times the height of the proposed exterior building wall. It appears that a Design Development Option will be required.

24. COMMENT: 2-06.4.9.R – It is not clear how the accessible route will work from the access ramp east to the sidewalk along Campbell. There does not appear to be a ramp at the sidewalk.

25. COMMENT: 2-06.4.9.R – Provide a width dimension for all proposed and existing sidewalks on the plan.

26. COMMENT: Remove all revision clouds from the plans.
