| 02/18/2021 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. The maximum distance between cleanouts shall be 100-feet, measured along the developed pipe length. For example, assuming that the cleanout for the 6” building sewer downstream of the sand/oil separator has a rim elevation of 2318’ and an invert of 2314.67’, the maximum distance to the next cleanout would be approximately 96’. Reference: Section 708.1.1, IPC 2018. 2. Provide a cleanout immediately prior to entering the right of way. Reference: Pima County Standard Detail RWRD 401. |

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 21, 2022. Zoning’s review is based on sheets, C1.0 – C9.2. 2-06.3.0 FORMAT REQUIREMENTS 1. That said the covered parking called out under reference note 22 needs to be setback 1’ from the PAAL. 9. COMMENT: 2-06.4.9.H.5.a – The required number of vehicle parking spaces listed under the parking calculation is not correct and should be listed as 25. Per UDC Article 7.4.3.G When the calculation of required motor vehicle and bicycle parking spaces results in a fractional number, a fraction of one-half or more is adjusted to the next higher whole number, and a fraction of less than one-half is adjusted to the next lower whole number. 10. COMMENT: 2-06.4.9.H.5.a – The number of required accessible vehicle parking spaces is not correct and should be 2, 1 being van accessible, see 2018 IBC Chapter 11, Table 1106.1 26 to 50 parking spaces provided requires 2 accessible spaces. 11.
