This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 7, 2022. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. This comment was not addressed correctly. Per UDC Table 4.8-2, Residential Land Use Group With Land Use Class/Type: Multifamily Development, USE SPECIFIC STANDARDS R-2 zone the applicable Use Specific Standards are 4.9.7.B.6, .9, & .10. Provide the Use Specific Standards for multifamily listed in UDC Table 4.8-2. COMMENT: 2-06.4.7.A.4 – General Site Note 21 the existing use is listed as “GENERAL COMMERCIAL SERVICES” but should be listed as RESIDENTIAL. Also, the proposed use should also list the applicable Use Specific Standards as listed in UDC Table 4.8-2, PERMITTED USES - URBAN RESIDENTIAL, Residential Land Use Group With Land Use Class/Type: Multifamily Development for the R-2 zone. You also list a proposed use of “RETAIL/GENERAL MERCHANDISE” as a proposed use. “RETAIL/GENERAL MERCHANDISE” is not an allowed use in the R-2 Zone. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. This comment was not address, provide the number of short-term bicycle parking spaces provided. COMMENT: 2-06.4.9.H.5.d – Provide the number of short – and long – term bicycle spaces provided within the calculation. 3. As are inspectors do not carry copies of the Unified Development Code the short-term bicycle parking details must address all requirements a refence to UDC 7.4.9 does not work. Clearly address 7.4.9.B.1.d, .e, 7.4.9.B.2.a, .b, .f . Also per UDC Article 7.4.9.B.2.d A single rack is designed and located to accommodate two bicycles. Review UDC Article 7.4.9.b and Figure 7.4.9-C and revise your detail to meet the UDC standards. Provided detail 3 sheet 73 does not address UDC Articles 7.4.9.B.1.d, .e, 7.4.9.B.2.a, .b, .f . COMMENT: 2-06.4.9.H.5.d – Provide a short – term bicycle parking detail that demonstrates how the requirements of UDC Articles 7.4.9.B.1, .2 & 7.4.9.C are met.
