This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 7, 2022. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. This comment was not fully addressed. Provide the Use Specific Standards for multifamily listed in UDC Table 4.8-2. COMMENT: 2-06.4.7.A.4 – General Site Note 21 the existing use is listed as “GENERAL COMMERCIAL SERVICES” but should be listed as RESIDENTIAL. Also, the proposed use should also list the applicable Use Specific Standards as listed in UDC Table 4.8-2, PERMITTED USES - URBAN RESIDENTIAL, Residential Land Use Group With Land Use Class/Type: Multifamily Development for the R-2 zone. You also list a proposed use of “RETAIL/GENERAL MERCHANDISE” as a proposed use. “RETAIL/GENERAL MERCHANDISE” is not an allowed use in the R-2 Zone. 2. Remove all references to “SITE COVERAGE” as site coverage does not apply to this site. Within the Lot Coverage Calculation provide a breakdown showing the building area and vehicle use area. COMMENT: 2-06.4.7.A.8.b – Provide a lot coverage calculation on the plan that meets the requirements of UDC Article 6.4.3. Per UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2, R-2 zone the maximum lot coverage is 75%. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 3. This comment was not addressed. The provide “Consolidation Request From” is not fully filled out, no parcel numbers provided and there is no approval from Pima County. COMMENT: 2-06.4.8.A – As this site is made up of two (2) parcels, 114-52-008G & 114-51-1790, a lot combination is required. Provide a copy of the approved Pima County Combo Request form with the next submittal. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 4. This comment was not fully addressed. Sheet 25 the western most backup spur demonstrate that the required 3’ distance is provided from the back of spur to what appears to be bollards, see UDC Article 7.4.6.F.4.c.COMMENT: 2-06.4.9.H.5 – Fully dimension all back-up spurs shown on the plans, see UDC Article 7.4.6.F.4. 5. This comment was not address, provide the number provided. COMMENT: 2-06.4.9.H.5.d – Provide the number of short – and long – term bicycle spaces provided within the calculation. 6. Provided detail 3 sheet 73 does not address UDC Articles 7.4.9.B.1.d, .e, 7.4.9.B.2.a.b, .f . COMMENT: 2-06.4.9.H.5.d – Provide a short – term bicycle parking detail that demonstrates how the requirements of UDC Articles 7.4.9.B.1, .2 & 7.4.9.C are met.
