4.1 Identification and Descriptive Data

All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

The Development Package will may be needed and should contain the following identification in the lower right corner of each sheet:

Any other relevant case number for reviews or modifications that affect the site.

Add case number DP21-0001 on each sheet.

Buildings Greater Than 10,000 Square Feet

On sites where the gross floor area of the existing building (s) is more than 10,000 square feet, expansion in square footage of land area, floor area , lot coverage , or vehicular use area as follows:

a. If the expansion is less than 25%, the standards of this section apply only to the proposed expansion. Existing development on the site is subject to the zoning standards in effect at the time the existing development received zoning approval.

b. If the expansion is 25% or greater or if expansions as of February 15, 1991, cumulatively result in a 25% or greater expansion in land area, floor area , lot coverage , or vehicular use area , the standards of this section apply to the entire site.

Provide expansion calculations

Ensure that Zoning, Engineering ,Design Professional and Historic comments and concerns are addressed prior to landscape section approval.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 04, 2021.


1. 2-06.3.7 - Remove the location map indicators and ensure all section corners are shown.

2. 2-06.4.7.A.1 - A portion of the eastern side of the site is zoned R-1. The use and parking are not permitted in the R-1 zone.

3. 2-06.4.3 - Add the development package number DP21-0001 adjacent to the title block

4. 2-06.4.7.A.8.c - Add an expansion calculation to the first page of the Development Package.

5. 2-06.4.9.Q - Provide the height of the existing building on-site.

6. 2-06.4.9.R - Because the expansion appears to be more than 25%, full site code compliance is required. Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual

7. 2-06.4.9.S - Show existing or proposed pedestrian circulation along abutting rights-of-way. Such sidewalks must comply with accessibility requirements for the physically disabled and the design criteria in Section 10-01.0.0, Street Technical Standards, of the Technical Standards Manual.

8. Cross access agreements for the properties to the north and east must be provided with the next Development Package submittal.

02/11/2021 JOHN VAN WINKLE ENGINEERING REVIEW Reqs Change DP21-0001

1) Update waste stream calculations to use the volume tons/sq ft for a warehouse as specific in Technical Standard section 8-01.8.0
2) Clarify square footage used in waste stream calculations. The area used does not match the new area being added or the existing building. Provide information about the existing service
3) Show on plans the location of the proposed new trash enclosure. S1 references S2 but it cannot be found
4) Sheet 2. For the new proposed sidewalk connection to Melville Av provide spot grades along the sidewalk and show that ADA cross slopes for the sidewalk are being met. A curb access ramp will be needed at Melville Av
5) Provide site expansion calculations for the proposed new storage units. It appears that an expansion of 25% or more is occurring. If this is the case full site compliance will be needed. This will include construction of a 5' wide sidewalk along Melville Av
6) Assuming a 25% expansion. Provide a complete pedestrian circulation path according to TSM section 7. This includes a path to the new proposed trash enclosure.
7) It appears on the north side of the building that the new storage units will interfere with the existing pedestrian path. Please relocate storage units as needed to path is maintained
8) Sheet 3, Section A-A. Clarify the use of the proposed sidewalk. It does not appear to join other portions of the site. Provide wheel stops in the adjoining parking spaces or increase the width of the sidewalk so that a minimum 4' path it maintained with a 2.5' vehicle overhang
9) Provide approval from the department of transportation for the use 3' of right-of way for the landscape buffer
10) Provide spot grades in all depressed landscaped areas. Spot grades to consider the depth of ground cover proposed
11) Show on plans and update drainage statement to include the boundary of the 100 year floodplain and erosion hazard set back for the alamo wash
12) Drainage statement indicates that 19350 sqft of new storage will be added. Plan set shows 18270 sqft. Please update as needed
