COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 07, 2022.

CONTENT REQUIREMENTS

2. COMMENT: 2-06.4.9.E – It appears that some type of lot reconfiguration is proposed, this process must be completer prior to approval of this DP. Provide the applicable case number adjacent to the title block on all sheets of the DP.

3. COMMENT: 2-06.4.9.H.5 – Per UDC Article 7.4.6.F.2.a.(2) show the required 1’-0” setback from the building to the drive-through lane for both proposed buildings.

4. COMMENT: 2-06.4.9.H.5.d – The short-term bicycle parking for the eastern building does not meet the requirements of UDC Article 7.4.9. C.2.c.

5. COMMENT: 2-06.4.9.H.5.d – Demonstrate on the plan or detail how the short-term bicycle parking meets the requirements of UDC Articles 7.4.9.C.1.e, 7.4.9.B.2.f & .g are met

2) Provide a trash enclosure detail to meet TSM section 8-01.9.0
3) Provide a minimum of 40' of clear space in front of the proposed trash enclosure per TSM section 8
4) Provide a complete pedestrian circulation path according to TSM section 7. This includes a path to the new proposed trash enclosure. Pedestrian pathway cannot run behind parking spaces or turn in the PAAL
5) Provide a complete pedestrian circulation path according to TSM section 7, this includes a pedestrian circulation connection to E Cody st
6) Sheet 3, Keynote 3 on the northside of the southwestern PAAL. The referenced detail on sheet 6 does not exist. Pathway is not correct and appears to direct into the wing/transition of the curb access ramp. Provide a detail and adjust as needed
7) Sheet 6, Detail A. Vehicle overhang reduces pedestrian pathway width for access ramp. Adjust as needed to provide a minimum 4' path
8) Sheet 3, keynote 3 does not exist on sheet 6. Update as needed
9) For the driveway entrance on speedway, provide curb access ramps according to PAG standard detail 207. Provide spot grades for the ramps and crossing to ensure ADA compliance
10) Ensure that roof drains, from the new building, scupper underneath sidewalks as needed. Reference COT Technical Standards Manual (TSM) section 7-01.4.1.e. Show on plans location of roof drains and scuppers
11) Per City of Tucson (COT) Technical Standards Manual (TSM) section 10-01.4.1. Provide a minimum 5' along E Cody Street
12) The City of Tucson uses the Stormwater Detention/Retention Manual found in the following link. https://www.tucsonaz.gov/files/pdsd/codes/Stormwater_detention-retention_manual.pdf Section 1.4 requires 5 year threshold retention be provided. Please update as needed to reference this design manual. Provide calculations or confirm that this minimum volume is being provided
13) Update drainage statement to show existing and proposed watersheds to show that existing drainage outfall locations will be maintained. At the outfall location, which appears to be along Cody street a sidewalk scupper may be needed
14) Provide spot grades in all depressed landscaped areas and at the upstream and downstream of each inlet. Spot grades to consider the depth of ground cover proposed
15) For volumes of rainwater harvesting basins. Take into account side slopes and constructed condition of basin and check volumes provided
16) Sheet 10. Rainwater harvesting calcs indicate a avg basin depth of 4". 4" of depth does not provide the volumes stated in the grading/site plan. Please double check depths to volumes
17) Show on plans that the existing aprons along E Cody St and E Speedway Bl will be closed off and replaced with new vertical curb
18) Per (TSM) section 10-01.3.2.C. At the intersections of streets with other streets or collector or arterial streets with PAALs/Driveways, the curb lines will be connected with a curve having the minimum radius shown in Figure 6, measured at the face of the curb. Update the driveway entrance/exit one to E Speedway Bl to show a 25' radius instead of the 18' as shown
