Thank you for the opportunity to comment on DP20-0243, Project Merlin; 1st Submittal, a development package application for an approximately 46.73 acre site, located northwest of the intersection of South Alvernon Way and East Los Reales. The property is zoned Light Industrial Zone (I-1), with the proposed development being a commercial storage use for a warehouse.

This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.

The Tucson Airport Authority (TAA) is unable to approve the 1st submittal of this project. The applicant shall revise the Traffic Impact Analysis document and Development Package to respond to TAA’s comments.

TAA Comments:

1. The applicant shall revise the Traffic Impact Analysis document for this project. This report incorrectly represents Los Reales Road, between Country Club Road and Alvernon Way, as being an undivided roadway with a speed limit of 35 MPH. Los Reales Road is classified as an Arterial Roadway and has a posted speed limit of 50 MPH.

2. Revise page 21 of 75 of the development package, the Q100 doesn't show a value at the TAA property boundary.

3. Revise page 21 of 75 of the development package, the existing grade at sta: 10+00 to 10+30 looks to be a low point (1/2') from the rip rap edge. TAA does not want standing water at the property boundary.

2. An approved development plan is not to be used for construction or modification of on-site utilities (e.g. water service to buildings, building sewers, site lighting, electrical service to buildings, etc.). The construction of the on-site utilities may be included with the permit for constructing the building or as a separate permit.
3. The maximum distance between cleanouts shall be 100-feet, measured along the developed pipe length (see sheets 37, 38, and 40). Reference: Section 708.1.1, IPC 2018.
