This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). The review comments include the applicable Administrative Manual section number and the following paragraph is the actual comment related to the specific item that must be addressed. The UDC & TSM requirements are in the Unified Development Code and can be viewed at the same web link as above Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 16, 2021. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.9.E – This development package should reflect the parcel lines as shown on land split S20-072. Remove the parcel line shown running through the PAAL along the north side of the building. 2. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation shows that 13 spaces will be provided offsite, the plan only shows 12, 7 spaces in the northern parking area and 5 in the southern, clearly show the 13 required. 3. COMMENT: 2-06.4.9.H.5.a – Following a discussion with the Zoning Administrator the proposed use, “MEDICAL SERVICES (OUTPATIENT) called out under the Vehicle Parking Data would not be considered “Major Medical Use Group” and would qualify for the 25% reduction allowed in PAD-12 Section E-4.a.1. his would eliminate the offsite parking and a requirement for a parking agreement. If you elect to leave the parking calculation as shown on the plan the parking agreement needs to be revised to be between the two property owners not with the City and it will need to be recorded. 4. COMMENT: 2-06.4.9.L – For any vehicle/pedestrian access located off site on private property some type of access easement or agreement is required. That said some type of easement/access agreement is required for the access lane shown north of the parcel line called out under “NEW BLOCK 17 LOTLINE/RECONFIG.
