This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06 as well as compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 28, 2021. Previous comment 2. The DDO needs to be approved prior to approval of this DP. If approved provide a general note stating the DDO case number, T21SA00083, date of approval, what was modified, and if applicable any conditions of approval. Also provide the DDO case number adjacent to the title block on all sheets. 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. Demonstrate compliance with use-specific standard 4.9.13.F. which requires a minimum 5 ft screen wall to the south and east. It appears that portions of the site are enclosed with a chain link fence, which does not meet the requirements of a screen wall per UDC Article 7.6.5. It is possible to modify this requirement through a Design Development Option (DDO), which is an administrative process. The DDO request would be for a substitution of materials to include slatted chain link fencing and vegetation in lieu of a solid wall. Contact Mark.Castro@tucsonaz.gov for more information. Additional comments: 2-06.4.9.H.5.a – Per 2018 IBC Chapter 11 Section 1106.5 Van Spaces, for every six of fraction of six accessible parking spaces, at least one shall be a van-accessible parking space. That said Zoning highly recommends, but it is not required, that the existing accessible space be modified to meet the requirements of ICC A117.1-2009 Section 502.2 for a van-accessible space.
