| 11/20/2020 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Steve Shields Section Manager PROJECT: BAPS Temple - Expansion Development Package (1st Review) DP20-0210 TRANSMITTAL DATE: November 20, 2020 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 21, 2021. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.1 – Provide the email addresses, and phone number of the primary property owner of the site on the right half of the cover sheet. 2. COMMENT: 2-06.4.3 – Provide the development package case number, DP20-0210 , adjacent to the title block on all sheets. 3. COMMENT: 2-06.4.2.B – Label Lee Street on the location map. 4. COMMENT: 2-06.4.2.C – Label the sections south of Speedway Blvd on the location map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 5. COMMENT: 2-06.4.7.A.6.a – General Note 3 provide the applicable UDC Article for the overlays. As the Downtown Infill Incentive District is an optional overlay and it does not appear that you are opting to use it remove from the plan. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 6. COMMENT: 2-06.4.9.H.2 – Per COT Major Streets and Routes plan the proposed future right-of-way (ROW) for Oracle is 150 or 75’ ½ ROW, Show the future SVT’s on the plan. 7. COMMENT: 2-06.4.9.H.5 – Show the required 2’ setback from the access lane shown east of the proposed additions to the existing fence, see UDC Article 7.4.6.F.2.b. 8. COMMENT: 2-06.4.9.J - Per COT Major Streets and Routes plan the proposed future right-of-way (ROW) for Oracle is 150 or 75’ ½ ROW. Provide the require information per this section on the plan. 9. COMMENT: 2-06.4.9.R – Per TSM 7-01.4.1.A At least one sidewalk is required to a project from each street on which the project has frontage, provide the required sidewalk from the proposed addition to Lee St. 10. COMMENT: 2-06.4.9.R – Per TSM 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located, that said provide a sidewalk along the east side of the proposed addition. Clearly demonstrate how this sidewalk meets the requirements of TSM 7-01.4.2.A. 11. COMMENT: 2-06.4.9.R – Clearly demonstrate how the sidewalk shown along the south of the proposed addition meets the requirements of TSM 7-01.4.2.A. 12. COMMENT: 2-06.4.9.R – Provide width dimensions for all proposed sidewalks. 13. COMMENT: 2-06.4.9.R – The stripped area shown just south of the existing stairs near the southeast corner of the existing building is require to be a sidewalk. 14. COMMENT: 2-06.4.9.R – Fully dimension Ramp Plan 2 on sheet 2, see of ICC A117.1, Section 405. 15. COMMENT: 2-06.4.9.R – Per ICC A117.1, Section 502.2 Location. Handrail shall be provided on both sides of stairs and ramps. The propose single rail running along the center of the ramps does not meet this standard. 16. COMMENT: 2-06.4.9.R – Per ICC A117.1, Section 505.3 Continuity. Handrails shall be continuous within the full length of each stair flight or ramp run. Inside handrails on switchback or dogleg stair or ramps shall be continuous between flights or runs. 17. COMMENT: 2-06.4.9.R – Show the require handrail extensions see ICC A117.1, Section 505.10.1. 18. COMMENT: 2-06.4.9.R – Clarify what is propose to prevent a wheel chair from running off the landing and onto the stairs at the top of the proposed ramp. 19. COMMENT: 2-06.4.9.T - Show refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned, and access route.
