This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is September 15, 2021. CONTENT REQUIREMENTS 1. 2-06.4.3 – Provide the development package case number, DP20-0183 and case number T20SA00251, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. 2-06.4.7.A.4 – For the existing and proposed uses provide the Use Specific Standards as listed on TABLE 4.8-4: PERMITTED USES - COMMERCIAL AND MIXED USE ZONES, Retail Trade Use Group With Land Use Class/Type: Medical Marijuana Dispensary 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. 2-06.4.9.H.2 – As the existing curb along Benson Hwy is not at future location show the future curb and sidewalk and provide future SVTs on the plan. 4. 2-06.4.9.H.5 – Dimension the radius on both backup spurs, see UDC Article 7.4.6.F.4. 5. 2-06.4.9.H.5.d – Provide details for both the short – and long – term bicycle parking. These details need to demonstrate compliance with UDC Articles 7.4.9.B.1, .2, 7.4.9.C & 7.4.9.D. 6. 2-06.4.9.O – The street perimeter yard setback listed under “PROJECT DATA” is not correct. Based on the Definition of Established Area Setback this site is considered Developing Area. Per UDC Article 6.4.5.C.2, Table 6.4.5C-1 the required street perimeter yard setback is 21’ or the height of the proposed exterior building wall, greater of the two measured from the back of future curb along Benson Hwy. Provide setback dimensions on the plan. 7. 2-06.4.9.Q – Provide the square footage, height and the specific use proposed within the footprint of the building on the plan. 8. 2-06.4.9.R – Provide a width dimension for the sidewalk that runs out to Benson Hwy. 9. Revise Zoning & Land Use Note 14 to reflect the 2018 IBC and ICC A117.1-2009.
