12/03/2020 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. The COT amendment to Section 714.1, IPC 2018 requires the installation of backwater valves "Where the finish floor elevation is less than 12 inches above the elevation of the next upstream manhole cover in the sewer…" Since the FFE of lots 127, 143, and 152 are all 12" above the rim elevation of the next upstream manhole, no backwater valves are required. [Initial comment: Assuming that the FFE is 0.8' higher than the pad elevation, lots 43, 44, 127, 143, and 152 are shown with backwater valves but don't require them.] 2. Lot 34 does not require a BWV. The rim elevation of MH #6 (2708.62') is more than 12" below the FFE of lot 34 (2710.87'). |

12/28/2020 | SBEASLE1 | COT NON-DSD | FIRE | Reqs Change | 12/28/20 I have spoken recently to Chuck Martin from Rick Engineering concerning the Fire Code's required secondary access. In his response comments he described the location but was not clearly noted on the plans. He was going to add some notes to the plans, but I have not heard back or seen anything. The plans call-out the road to be "stabilized material, not paved as required by the Code and was only 16' wide, not the required 20'. Also, the area proposed for the access road was over a SW Gas easement which, he was to verify if he could pave over the easement.
