COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is September 14, 2021.

CONTENT REQUIREMENTS

1. This comment was not fully addressed. The required case number was not provided on sheets 78-95. COMMENT: 2-06.4.3 – Remove the DP21-0322 reference on sheets 55-95 and provide the correct DP20-0173 on the plans.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2. Until S22-019 is approved Zoning cannot approve this DP. Also provide the land split case number S22-019 shall be provided adjacent to the title block on each sheet. COMMENT: 2-06.4.9.A – As it appears that a lot line reconfiguration is proposed the reconfiguration process must be completed prior to approval of this DP. The reconfiguration can be used to combine all existing parcels. Contact Elisa Hamblin for direction on how to complete this process.

3. COMMENT: 2-06.4.9.A – Sheet 2 Site Plan Keynotes #4 you state “EXISTING PARKING LOT TO BE REMOVED AND RELOCATED TO EXISTING PROPERTY TO THE SOUTH- UNDER SEPARATE PERMIT”. A separate development package meeting the requirements of AM 2-06 will need to be submitted and approved for the relocation of the vehicle parking prior to approval of this plan.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.

1. This comment was not adequately addressed - Please distinguish between the mitigation/salvage plants and the other required plants on the legend, symbol or any other method that would communicate the information. Please sort the plant inventory by species rather than tag number and provide a summary of total inventoried vs. viable plants.

2. This comment was not adequately addressed - Identify the point of drainage off roof areas, amount of flow, and disposition of flow. UDC section 7.6.6.C requires the use of all runoff to supplement irrigation. Show how this is attained. Also, it is not clear on either of the grading plans or the water harvesting plan for Bldg. A how rainwater is getting to the landscape areas.
