This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 06, 2021. 2-06.3.0 FORMAT REQUIREMENTS 1. 2-06.3.5 - Remove the "DEVELOPMENT PACKAGE PDSD APPROVAL" stamp form the plan as an electronic stamp will be applied once the DP can be approved. CONTENT REQUIREMENTS 2. 2-06.4.1 - Provide the name, mailing and email addresses, and phone number of the primary property owner/developer on the right half of the cover sheet. 3. 2-06.4.3 - Provide the development package case number, DP20-0099, adjacent to the title block on each sheet. 4. 2-06.4.2.C - Label the section corners on the location map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 5. 2-06.4.7.A.4 - Revised General Note 5 to read, "Existing & Proposed Use: Multifamily, R-2 zoning subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 6. 2-06.4.7.A.6.a - Provide a general note on the cover sheet stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)." 2-06.4.7.A.8 - For development package documents provide: 7. 2-06.4.7.A.8.b - Provide a lot coverage calculation on the plan that meets UDC Article 6.4.3. 8. 2-06.4.7.A.8.c - As it appears that you are expanding floor area provide a floor area expansion calculation on the plan. This calculation cumulative 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 9. 2-06.4.9.O - Based on elevations provided it does not appear that the proposed addition will meet perimeter yard setbacks to the east property. As the elevations were not fully dimensioned Zoning utilized Bluebeam measure feature and came up with a wall height exceeding 14'. Per UDC Table 6.3-2.B & 6.3-3.A the required perimeter yard setback to the east property line is 10' or ¾ times the height (H) of the exterior wall. Based on the provided setback of 10'-6" the maximum wall height would be 14'. The height of the exterior wall is measured from design grade to the highest point, see UDC Article 6.4.5.B1 and Figure 6.4.5-A. Provide a fully dimensioned elevation for the east side of the structure so that perimeter yard setbacks can be verified. A Design Development Option (DDO) for reduction of perimeter yard setbacks may be required.
