COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 02, 2021.

CONTENT REQUIREMENTS

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. This comment was not addressed correctly, remove all the “USE SPECIFIC GENERAL NOTES” shown on the plan as they are not applicable. Revise “SITE NOTE” 3 to read “PROPOSED USE AUTOMOTIVE MAJOR SERVICE AND REPAIR (EXCLUDING BODYWORK AND PAINT-BOOTHS) SUBJECT TO USE SPECIFIC STANDARD 4.9.13.E & GENERAL MERCHANDISE SALES (EXCLUDING LARGE RETAIL ESTABLISHEMENT) SUBJECT TO USE SPECIFIC STANDARD 4.9.9.B.1”. 2-06.4.7.A.4 – Provide the USE SPECIFIC STANDARDS within General Note 3 for both the auto repair and retail use.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

3. This comment was not addressed correctly. Review UDC Figure 7.4.9-C and show the four (4) 2’x6’ spaces. The distance between the racks should be 4’-0” clear. 7.4.9.B.2.f was not address show the required 2’ x 6’ spaces either on the plan or a detail. 2-06.4.9.H.5.d – The short-term detail does not address UDC Articles 7.4.9.B.1.d, .e. & 7.4.9.B.2.f.

4. This comment was not addressed. Per UDC TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-2 Zone, Nonres Use to Res Zone the required perimeter yard setback is 1-1/2 the height of the exterior wall. As no setback from design grade to the highest point of the wall for the north elevation, based on the 16’-0 height provided under Site Note 16 the required perimeter yard setback from the proposed addition to the north property line is 24’-0”. A Design Development Option (DDO) will be required to reduce this setback to 17’-4” as shown on the plan. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.
1. UDC 2-10.4.1 Identification and Descriptive Data
A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. Add existing and future rights of way for 22nd St. Show and label all adjacent streets on plans. UDC 7.6.4.C.2.a

3. Provide adjacent use and zoning on plans.

4. Please be more specific on ground cover, “red mulch” is not descriptive enough.

5. Include parking area calculations for required trees, 2-10-4.2.A.2.c. Ensure that trees in vehicular use areas are planted within and adjacent to parking so that they afford the greatest amount of shade in paved areas, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a.

6. Per 2-10-4.2.D, provide construction details that show bike racks, walkways, and screening walls.

7. Provide a maintenance schedule for the landscape and irrigation for this project. UDC 2-10-4.2.A.4.
8. Provide inlets to landscape areas from parking area to direct runoff to plants. Indicate where the drainage point for the roof and the direction of water.
