COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 02, 2021.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

4. 2-06.4.9.H.5 – Zoning acknowledges that this comment should have been provided on the 1st review but per UDC Article 7.4.6.F.4 a back-up spur is required at the north end of the vehicle parking area. Provide a back-up spur that meets the requirements of UDC Article 7.4.6.F.4.

5. This comment was not addressed correctly. 7.4.9.B.1.e states “Outdoor bicycle parking areas must be lighted so that they are thoroughly illuminated”, demonstrate how the bicycle parking is illuminated at night. 7.4.9.B.2.f was not address show the required 2’ x 6’ spaces either on the plan or a detail. 2-06.4.9.H.5.d – The short-term detail does not address UDC Articles 7.4.9.B.1.d, .e. & 7.4.9.B.2.f.

6. This comment was not addressed. Based on your response to this comment per UDC Article 6.4.5.B The width of the perimeter yard is the distance measured horizontally from a specified point to the face of each exterior building wall at the wall’s highest point, not an “AVERAGE” as stated in Site Note 16. The measurement is from design grade to the highest point of the exterior wall provide this dimension. Also provide a setback dimension on the site plan from the north side of the building to the north property line, based on a wall height of 16’ the required perimeter yard setback to the north is 24”2-06.4.9.O – Provide building elevation with your next submittal so that perimeter yard setback requirements can be verified.
