This site is located in the R-2 zone (UDC 4.7.9). Religious Use is a permitted use in this zone (Table 4.8-2). The site would need to meet commercial development criteria. 7.6. LANDSCAPING AND SCREENING Street Landscape Borders To enhance the visual appearance of the streetscape, a street landscape border is required in accordance with Table 7.6.4-1 along the street frontage of a site as follows, except as provided in Section 7.6.4.C.4, Exceptions to the Landscape Border Standards: a. Minimum Width Street landscape borders must be a minimum of ten feet wide as measured from the street property line. On streets designated as Major Streets and Routes (MS&R), the street landscape border must be measured from the future MS&R right-of-way line as determined by Section 5.4.4, Establishment of MS&R Right-of-Way Lines and Gateway Routes. The applicant is proposing portions of the landscape buffer along Irvington Rd. be reduced to 5’ wide because of existing conditions, and add additional landscaping in larger portions of landscape border along the same street frontage. |
