SECTION 2-10.0.0: LANDSCAPE PLAN REQUIREMENTS

4.1 Identification and Descriptive Data

A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

The development package will contain the following identification in the lower right corner of each sheet:

Any relevant case numbers for reviews or modifications that affect the site.

Provide Case # DP20-0080 on each sheet.

7.7. NATIVE PLANT PRESERVATION

Site Assessment
An Environmental Resource Report (ERR) in accordance with Sections 2-03.5.0, Environmental Resource Report, and 2-11.4.5, Set Aside Submittal, of the Administrative Manual must be prepared for the entire site to determine the general viability, density , and variety of Protected Native Plants within areas on the site . The ERR shall include an assessment of such areas of NUOS and shall prioritize the natural resource value of vegetated areas on the site in conformance with the intent and purpose of this section. Any area left undisturbed as provided in this Section must be shown in the ERR , and no other assessment need be done for such areas. The natural resource value for an area is assessed by the consideration of factors such as:
(1) Health, size, density, and variety of native plant species;
(2) The visual resource value of the area(s); and,
(3) The potential to maximize the preservation of contiguous areas of NUOS both on- and off-site.

NUOS area must be in a surveyable manner,and Recorded with the Pima County Recorders office as Consevation Easement.

Indicate graphically, where possible, compliance with conditions of the PAD-30 document.

If the above comments are addressed in the PAD document, add the reference page and section to the plan set.

Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 13, 2021.

2-06.3.0 FORMAT REQUIREMENTS

1. 2-06.3.5 - A three-inch by five-inch space shall be reserved in the lower right quadrant of each sheet, in the same location on all sheets, for an approval stamp.

CONTENT REQUIREMENTS

2. 2-06.4.1 - Provide the email addresses, and phone number of the primary property owner/developer of the project and the consultant.

3. 2-06.4.3 - Provide the development package case number, DP20-0080 , adjacent to the title block on all sheets.

4. 2-06.4.6 - As the project is located within the boundaries of a Planned Area Development (PAD) zone, include a reduced-scale map of the PAD on the first sheet, indicating the location of the portion being developed.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

5. 2-06.4.9.H.5 - Sheet 2 provide an access lane width dimension for the access land east of the large oval landscape area near the east entrance off of Houghton.

13. 2-06.4.9.H.5.a - Per UDC Article 7.4.3.G Fractional Amounts, When the calculation of required motor vehicle and bicycle parking spaces results in a fractional number, a fraction of one-half or more is adjusted to the next higher whole number, and a fraction of less than one-half is adjusted to the next lower whole number. That said the required number of guest parking spaces should be 29 for the 1- & 2-bedroom units.

14. 2-06.4.9.H.5.a - Provide the number of required accessible vehicle parking spaces and the number of van accessible spaces.

1. Provide solid waste stream calculation per TS 8-01.8.0. Ensure the provided service level is adequate. I estimate a waste stream of about 114 CY per week.
2. Show the solid waste capacity meets the requirement of 45 gallons of volume per unit from City Code section 15-10.1.E. I estimate a minimum capacity of 70 CY.
3. Show the capacity and location of solid waste and recycling containers and enclosures.
4. The area of the maintenance building is labeled as 960 square feet on sheet 4 but is listed as 800 square feet in the table on sheet 1. Provide consistent information.
5. Explain and clearly show how site grading is designed to maximize water harvesting.
