10/02/2020 SBLOOD1 ENGINEERING REVIEW Reqs Change 1. See previous comment No 1 - Show there is enough space to service the required 10 APCs along the street frontage. See TSM 8-09.0 Figure 8. Also see TSM section 8-01.4.H Each residential development as defined in Tucson Code Chapter 15, Environmental Services Department, require onsite solid waste and recycle collection services

2. See previous comment No 4 - Keynote 9 indicates the driveway is a modified version of PAG SD 209. Provide a detail of the modifications and reference the detail in the note. Keynote 9 still says modify. Measurements of the proposed driveway apron do not match the PAG SD 206. Show on plains a fully dimensioned driveway apron per PAG SD 206.

3. See previous comment No. 6 - Clarify on sheet 2 (Site Plan) which existing features are to be replaced or modified and which are to remain. For example, Keynote 1 indicates "existing vertical curb" at the location of the proposed driveway. Still not clear - please provide a separate demolition sheet to show what is being demolished and what is to remain.

4. See previous comment No 8 - Show barriers along vehicle use areas to prevent vehicles from leaving the paved areas and driving into landscape areas. This includes the header curb on the Northeast end of the parking lot. The maximum spacing between fence sections is 5’. Update and provide dimensions between fence sections.

5. See previous comment No 10 - Show how water harvesting will be maximized. Water harvesting is still inadequate. For example: the parking lot should drain to the Northeast into the water harvesting basin with a designated outlet. Water harvesting to the east and the west of the buildings should be a continuous depressed area from south to north. Provide spot grades for all water harvesting areas.

6. Fire access lane is not needed and insufficient for access per Tucson Fire. Add note to plan “Fire sprinklers required in all units”. Remove fire access lane from plans and update to show fence is no longer removable.

7. Provide a minimum 4’ wide sidewalk circulation path as per TSM section 7-01.4.3.A.

8. Show existing vertical curb in proposed driveway to be removed and existing depressed curb be replaced with vertical curb as needed.

9. Provide dimensions for proposed gang mailbox to ensure 4’ wide pedestrian path is maintained.

10. See previous comment No 2 – Check the symbols used for notes and ensure callouts are correct. For example, on the site plan there is a keynote 10 (entrance gate, by others) pointing to sidewalk between buildings 3 and 4. Check all callouts and details for consistency.

11. Keynote 8 on site plain south of accessible parking space needs to be a vertical curb with a curb cut for openings for drainage as needed.

12. Provide a backup spur according to UDC figure 7.4.6-B.

13. Update drainage report to reflect water harvesting plan and concentration points.

14. Drainage report shows discharge across proposed pedestrian path. Update drainage report and grading plan to include scuppers as needed to direct the flow under pedestrian path.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is April 13, 2021.





2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

COMMENT: Provide the TSMR case number, DS20-12, adjacent to the title block on all sheets. Also provide a general note stating the TSMR Case number, date of approval, what was modified and if applicable any conditions of approval.
2-06.4.9.H.5.d - Show bicycle parking facilities fully dimensioned. For specifics, refer to Section 7.4.9, Bicycle Parking Design Criteria, of the UDC. Provide, as a note, calculations for short and long term bicycle spaces required and provided.

COMMENT: Show the setback dimensions for the sheds on the east side of the property. The comment response addresses this comment, but the plans do not show the setback information. If setbacks cannot be met, bike parking can be inside of each unit. If bike parking will be in each living unit, provide a general note on the site plan indicating such.

2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

COMMENT: Provide setback measurements for the sheds located along the east side of the property. Heights and dimensions for the sheds will be required to verify setbacks are being met, or make note of bike parking in the units per previous comment.

2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).
