COMMENT: List as a note the zoning classification (C-2) of the property. Label the zoning classification adjacent to the subject property C-2 to the north, west and east and R-3 to the south. 02. COMMENT: List the use of the property as "Residential Use Group - Multifamily Development". 03. COMMENT: Include in the vehicle reduction note the UDC section 7.4.5.E.3. This section allows for the reduction of the vehicle parking as noted. The reduction is allowed as proposed but (Section 7.4.9.B.1.g allows for the conversion of existing vehicle parking spaces to a bicycle parking area; however per your drawing the bicycle parking is not proposed in any of the vehicle parking spaces, UDC section 7.4.9.B.1.g does not apply. If proposing to use existing vehicle parking spaces for the additional bicycle parking areas the following requirements listed in UDC 7.4.9.B.1.g will apply and must be demonstrated on the site plan; "Short-and long-term bicycle parking are permitted in vehicular use areas provided the parking area is separated from vehicular parking and drive areas by a barrier or is located a sufficient distance from vehicular uses areas to prevent damage to the parked bicycles. Examples of acceptable barriers include curbs, bollards, concrete planters, landscape buffers, or other suitable barrier devices. Striping in combination with other barrier devices is permitted". 04. COMMENT: List the DP case number DP19-0031 next to the title block of the DP sheet(s). 05. COMMENT: Clarify if the Man gate proposed will connect to an existing fence to the east of the gate location? (There does not appear to be any fencing east of the gate location on the site or noted on the plan.)
