COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.



Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 13, 2021.



SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)





COMMENT: 2-06.4.9.S – On Detail #2 on Sheet DP1, demonstrate the stripped accessible path perpendicular to the parking spaces where the existing asphalt is shown as it is detailed on the site plan.



COMMENT: 2-06.4.9.H.5.a – Correct number on the site plan demonstrating the 8’ ADA access aisle to reference the correct number (#19) in the Legend; currently showing as #18.





COMMENT: 2-06.4.9.R- The Access Ramp truncated dome design is inadequate (demonstrated in exhibit 5). Since the ramp is crossing the drive-through exit the truncated domes should be located on the sloped portions of the access ramp to signal pedestrian is crossing an area dedicated to vehicular traffic.

Update detail 5 on sheet 1 to reflect the curb identified as keynote 15 on sheet 2. Show the adjacent curb, curb transitions and depressed curb for the access ramps.

Show cross slope and running slope along the designated ADA route.

Provide a copy of the cross access easement with the property to the south for the use of the sidewalk and access lane. The easement document must demonstrate the access easement is available to the Catalina Market site.
