SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)
Section

1. COMMENT: 2-06.3.5 - Assure that there is sufficient space for the PDSD approval stamp in the lower right corner of sheet 3.

2. COMMENT: 2-06.3.8 - On all sheets, label under the north arrow the drawing scale used.

3. COMMENT: 2-06.4.3 - Provide the development package case number, DP20-0008, adjacent to the title block on each sheet.

4. COMMENT: 2-06.4.4 - Remove all the black dots from the location map. Assure that the street names labeled within the location map are legible.

5. COMMENT: 2-06.4.7.A.7 - List next to the title block of all sheets the subdivision case number assigned to the final plat for this subdivision / development.

6. COMMENT: 2-06.4.7.A.8.a - Clarify and / or revise general note 6 on the cover sheet. Is the 4,734 SF listed in the note the size of each building and is it living area or does it include the garage?

7. COMMENT: 2-06.4.7.A.8.b - Clarify general note 7: label the street as Private Street in the coverage calculation. (The calculation includes Parking, access, paved areas. Instead use driveway for residence parking, and Private Street and 90 degree parking area for the access or paved areas.)

8. COMMENT: 2-06.4.8.B - If applicable, draw, label, and dimension all easements on the site.

9. COMMENT: 2-06.4.8.C - Dimension the Glenn Street face of curb to the property line. Sidewalks along collector streets must be 6 feet wide. Revise the sidewalk along the Glenn Street frontage, see additional engineering comments.

Label the recordation data for Glenn Street.

I believe that all new sidewalks within a new subdivision must be a minimum of 5 feet wide, see engineering comments.

10. COMMENT: 2-06.4.9.A - In order to distinguish the lot lines from the building footprint or wall line work the lot shall be drawn to be a different thickness than the building footprint.

There are several lot and common area lines that have not been labeled with the distance and bearings. Review the drawing and label any missing distance and bearings for lots and common areas. (It is suggested that a separate drawing of the lots and common areas with distance and bearings is included for clarity of the lot line and common area locations. The site sheet - 2 appears very busy with line work that is not distinguishable.)

11. COMMENT: 2-06.4.9.C - Clarify what is intended as open space as noted for Common area "A"?

12. COMMENT: 2-06.4.9.F - Label the zoning classifications adjacent to the east and south sides of the subject site.

13. COMMENT: 2-06.4.9.H.2 - Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section.

14. COMMENT: 2-06.4.9.H.3 - The string of dimensions labeled at the entrance on sheet 3 are not legible or located correctly. Revise as required.

15. COMMENT: 2-06.4.9.H.4 - Approval of the street cross section as proposed will require approval through a TSMR. The required visitor parking area will also have to be approved as part of the TSMR. Contact Steve Shields for TSMR information.

Label the proposed name for the private street.

Label the street width dimensions and the dimension the visitor parking areas, overhang dimension and the back-up spur must be designed to comply with UDC Art 7.4.6.F.4 and figure 7.4.6-B. Revise the back-up spur as noted by the sections noted.

A back up area is required when providing a gated community and adjacent to an MS&R street. See PDSD Engineering comments.

16. COMMENT: 2-06.4.9.O - Add a general note for the interior building setbacks as follows. "Perimeter Yards on Interior Lots - The perimeter yard requirements of Section 6.3.4, Dimensional Standards and Exceptions Tables, may be reduced for setbacks along interior lot lines to the extent permitted by the City 's adopted Building Codes."

The interior street setbacks have not been listed under general note 7. Use developing area setbacks based on the ADT of o to 140. See section 6.4.5.C. See the required setbacks for the Carport/Garage and the dwelling.

Clearly delineate the dwelling building, garage and driveways in front of the garage or carport.

Draw and label the Sight visibility triangles at the site entrance / Glenn Street.

17. COMMENT: 2-06.4.9.R - Provide a sidewalk connection the visitor parking space next to lot 5. The width of the interior sidewalks must be a minimum of 5 feet wide. See PDSD engineering comments.

A pedestrian sidewalk along east side of Lot 7 is to be provided.

18. COMMENT: 2-06.4.9.T - Add a note stating the type of refuse container to be provided, whether individual APC's for refuse and recycle or central refuse location.

19. COMMENT: 2-06.4.9.V - Add a general note stating the type of mail service that will be used for this development, service to each unit or central gang mailbox location.

20. COMMENT: 2-06.4.9.W - If applicable detail the location of any proposed freestanding monument signage. If no signage is proposed add a general note that no signage is proposed for this development.

2-06.5.0 FLEXIBLE LOT DEVELOPMENT (FLD - ADDITIONAL REQUIREMENTS)

Include as general notes, calculations, and detail drawings to demonstrate compliance with the FLD regulations. See the Design Professional comments related to the FLD requirements.

21. COMMENT: 2-06.5.2.A - Provide, by note on the plat, the developable area calculation for the entire FLD;

22. COMMENT: 2-06.5.2.B - Show the maximum developable area of each lot (i.e., building footprint).

2-06.5.3 - Additional Information
The following are required in addition to the requirements of the tentative plat or site plan, whichever is applicable:

23. COMMENT: 2-06.5.3.A. - Demonstrate compliance with the required Building and Carport/Garage interior street setbacks.

Applicants requesting a perimeter yard reduction must indicate what the required and reduced perimeter yards are and their locations. Applicants requesting a reduced street perimeter yard must provide a written description of how the reduced yard will enhance the architectural design or the vehicular circulation in the FLD and submit a transportation statement, or if required by the Department of Transportation, a traffic impact analysis;

24. COMMENT: 2-06.5.3.B - Add the following to General note 3; Proposed use is FLD using Development Alternative B.

25. COMMENT: 2-06.5.3.C - It does not appear that the proposed FOS area meets the intent of the FOS requirements. The FOS is placed in the middle of a turnabout street with no specific use. The proposed FOS is unacceptable.

Include in general note 10 the word "Functional" (Functional Open Space).

26. COMMENT: 2-06.5.3.D - Provide dimensioned building elevations of all proposed units. The elevations can be preliminary drawings. The model home construction plans will be used to determine exact setbacks and screening requirements at the time of application for building permits;

2-06.5.3.E - Architectural Variation Plan
When applicable, an architectural variation plan is required in accordance with Section 8.7.3.M.1 of the UDC as follows:

27. COMMENT: 2-06.5.3.E.1 - Identify on the tentative plat or site plan the lots and/or units that must provide architectural variation; and,

28. COMMENT: 2-06.5.3.E.2 - Provide a written statement and drawings (such as elevations and building footprints) demonstrating how the proposed architectural variation techniques comply with Section 8.7.3.M.1 of the UDC.

29. COMMENT: 2-06.5.3.G.1 - If available at time of next submittal of the DP, include a copy of the CC&R's, if not available the CC&R's shall be submitted with the Final Plat.

30. COMMENT: See the design professional comments related to FLD requirements.

31. COMMENT: Add the following to the end of general note 19; "City of Tucson Ordinance 104631"

02/12/2020 SBEASLE1 UTILITIES TUCSON ELECTRIC POWER Approved (NOTE: See the attached TEP document viewable online: www.TucsonAz.gov/Pro. "Documents" section - TEP Approval comments, 02.12.2020.)

Tucson Electric Power Co., (TEP) has reviewed the Development Plan/Tentative Plat submitted on January 14, 2020. TEP approves the plat, however, please note that with the absence of the standard 10’ wide PUE along the front of the lots, TEP will require our standard 10’ wide by 10’ wide individual easements for each pedestal and transformer required to serve this subdivision. It is the developer’s responsibility to ensure there is sufficient room to accommodate TEP easements to be shown on the final plat. There is an existing electric service line to the property. Any relocation or removal of TEP facilities due to this project is billable to the developer.
