Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is January 2, 2020. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) CONTENT REQUIREMENTS 1. 2-06.4.2.B - Revise the legal description of the project within the title block - the project site appears to encompass lots 1, 2, 3, 4, 5, and 6 of block 11 based on the subdivision map. 2. 2-06.4.3 - Provide the development package case number, DP20-0001, adjacent to the title block on each sheet. 3. 2-06.4.4.B - Revise the location map to include the regional watercourses (Santa Cruz River) within the square mile of the subject property. GENERAL NOTES (2-06.4.7) Zoning and Land Use Notes 4. 2-06.4.7.A.4 - The proposed use of the property is Commercial Storage. Include in the note subject to UDC Sections 4.9.10.A and 4.9.13.Q. 5. 2-06.4.7.A.6.a - Indicate the Tenant Improvement and Temp Certificate of Occupancy case numbers, T19CM04511 and T19CM04512. (the structure on the east parcel must be reviewed and approved prior to demolition through an HPZ review) 6. 2-06.4.7.A.6.b - Pima County Parcel Tax Combo prior DP approval in order to build one structure on both parcels. For Development Package Documents Provide (2-06.4.7.A.8) 7. 2-06.4.7.A.8.c - Include the percentage of building and vehicular use area expansion. Existing Site Conditions (2-06.4.8) 8. 2-06.4.8.B - Demonstrate all easements on the plan if applicable, including recordation information, location, width, and purpose of all easements. Information on Proposed Development (2-06.4.9) 9. 2-06.4.9.H.5 - The backup spur does not comply with Section 7.4.6, Motor Vehicle Use Area Design Criteria of the UDC; The backup spur needs to be redesigned per this section 10. 2-06.4.9.H.5.a - The bottom of the physically-disabled parking space van-accessible sign must be a minimum of 7 feet above the ground. The proposed plans demonstrate the bottom of the van-accessible sign is below the stated 84" (7'). Show the location of the sign for the handicap sign. 11. 2-06.4.9.H.5.d - Indicate where the long-term bicycle parking will be located. Clarify that the long-term bicycle parking is weather protected, the signage and lighting plan per UDC Section 7.4.9.D, Long-term Bicycle Parking. 12. 2-06.4.9.L - If applicable, add general note indicating location of any proposed easements. 13. 2-06.4.9.O - Provide setback dimension from Plata Street, the setback is based on the 21' or the height of the of the proposed exterior building wall, whichever greater, from the nearest edge of travel lane. 14. 2-06.4.9.Q - Provide the dimensional length, square footage and the height of each structure and the specific use proposed (Commercial Storage) within the footprint of the buildings. 15. 2-06.4.9.Q - Revise the maximum allowable height for I-1 to 75', per UDC, Section 6.3-5.A, Dimensional Standards for the P-1, I-1, and I-2 Zones. 16. 2-06.4.9.T - Provide location of refuse collection areas, including locations of dumpsters, screening locations and materials, and vehicle maneuverability, fully dimensioned, and access route.
