COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is December 26, 2020.

1. COMMENT: 2-06.4.3 - Provide the development package case number, DP19-0315, adjacent to the title block on each sheet.

2. COMMENT: 2-06.4.4.B - Label the following streets within the location map; Church Avenue, Main Avenue, Cushing Street, and 22nd Street.

3. COMMENT: 2-06.4.7.A.4 - Revise the proposed use under general note 3 to state the following; "Commercial Use Group - Administrative and Professional Office use", the office use has no applicable use specific standards. Remove the use specific standards noted in the note.

4. COMMENT: 2-06.4.7.A.6 - This site is adjacent to a MS&R, 6th Avenue. Building setbacks are based on the greatest of 21 feet or the height of the building wall from the existing or future face of curb location. The building setback along 17th Street is based on the greatest of 21 feet or the height of the building wall facing the street measured from the nearest edge of travel lane. Actual building setbacks cannot be verified until copies of dimensioned building elevations are submitted for review on the next submittal. However based on the proposed setbacks noted for 6th Avenue and 17th Street, the minimum setback of 21 feet is not met on either street. A building setback variance approved through the Board of Adjustment process will be required prior to approval of the DP.

This area is within the Airport Avigation Easement. A review by Scott Robidoux Airport Senior Planner is required. 5. COMMENT: 2-06.4.7.A.6.a - This project was not submitted as an IID proposal. If the intent is to process an IID application for relief of building setbacks and other UDC requirements, additional review and comments may be forthcoming on the next submittal.

6. COMMENT: 2-06.4.8.A - This project is to be developed over two parcels. Prior to approval of the DP a Pima County Tax Parcel Combo must be processed.

7. COMMENT: 2-06.4.9.H.5 - The PAAL width does not meet the minimum of 24 feet. A request for a PDMR can only be for 5% reduction of the PAAL. The proposed PAAL is 10% less than is required. A variance approval through Board of Adjustment process will be required.

8. COMMENT: 2-06.4.9.H.5.a - A total of 34 parking spaces are required for this development. Seven (7) spaces have been provided on site. A board of adjustment variance to reduce the number of spaces by 27 will be required.

9. COMMENT: 2-06.4.9.H.5.b - Provide the information if off-site parking is applicable for this development.

10. COMMENT: 2-06.4.9.O - Label the building setbacks to all building walls facing 6th Avenue and 17th Street (including the exterior stair well walls).

11. COMMENT: 2-06.4.9.Q - Label the use (Admin. Office) of the building within the building footprint.

12. COMMENT: 2-06.4.9.R - A minimum 4-foot wide sidewalk is required between the south side of the 1-story building and the PAAL (T.S. 7.4.1.B). In addition the sidewalk must be extended out the Stone Avenue right of way and connect to the existing sidewalk.

13. COMMENT: Multiple variances may be required for this development as proposed unless the applicant is proposing to process an IID application.
