COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 26, 2022.

1. 2-06.4.H.4 - Upon review of the parcel and addresses, zoning was unable to find a related Parking Design Modification Request (PDMR). The dimensions of the two-way PAAL still fall short of zoning requirements. Please refer to UDC, Section 7.4.10 and apply for a PDMR by going to the following web application: https://cms3.tucsonaz.gov/files/pdsd/forms/Modification_Request_Application_for_Parking_Design_PDMR_or_Technical_Standard_TSMR.pdf
Zoning cannot approve the PAAL until the dimensions are altered, or a PDMR is approved. If a PDMR is already approved, please send the approved documentation.

2. 2-06.4.9.H.5.a - The ADA parking spaces do not meet the city of Tucson Design Criteria. The sum of one accessible parking space and access aisle shall be a minimum of 16' in width. Neither of the ADA parking spaces on the northeastern portion of the project meet those standards.

3. 2-06.4.9.R - A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where the building is located. Sidewalk width on the eastside of the 5740 E Broadway is insufficient as per the UDC design criteria, requiring a minimum four-foot width, see Technical Manual Section 7-01.4.0, Pedestrian Access Location Standards.

1. Provide dimensions for driveways, PAALs, and sidewalks (existing and proposed).
2. The new sidewalk along Broadway must be 6 feet wide. Existing sidewalks less than 4 feet wide must be replaced with 6 foot wide sidewalks. Where existing sidewalk is narrower than new sidewalk transition from the wider to the narrower at a one foot taper for three feet of length.
3. Driveways from Broadway should have 25-foot radius curb returns.
4. Maximize water harvesting for new required landscaping, including trees required for new parking spaces.
5. Overhead power lines in the alley may interfere with solid waste collection from the alley as shown on the plans. Coordinate with Environmental Services for design of solid waste storage and collection.
