SECTION 2-10.0.0: LANDSCAPE PLAN REQUIREMENTS

4.1 Identification and Descriptive Data

A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

The development package will contain the following identification in the lower right corner of each sheet:

Any relevant case numbers for reviews or modifications that affect the site.

Provide Case # DP19-0286 on each sheet.

7.6. LANDSCAPING AND SCREENING

7.6.5. SCREENING STANDARDS

The purpose of screening is to provide visual barriers, noise reduction, and to provide privacy.
A. When Required
Screening for individual land uses and zones must be provided as determined in Table 7.6.4-1 and in addition to the required landscape borders. Screening is not required between similar uses in accordance with Table 7.6.4-1.

A 6' screen is required for R.V. Storage along a street frontage.

Location
Whether or not required by this section, screens along a street frontage must be located on the development side of the street landscape border so that they do not obstruct the view of the street landscape border from the street.

Oleander hedge cannot be used for screening requirement.

Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 04, 2021.

2-06.2.1 APPLICATION SUBMITTAL REQUIREMENTS

1. 2-06.2.4 - All development package sheets shall be submitted as a single pdf file.

2-06.3.0 FORMAT REQUIREMENTS

2. 2-06.3.9 - The plan drawing shall be oriented with north toward the top of the sheet. If it is not practical to orient north to the top of the sheet, the plan drawing shall be oriented with north to the left side of the sheet.

3. 2-06.3.12 - All sheets of the development package should be listed in the sheet index, include the landscape plans in the index.

CONTENT REQUIREMENTS

4. 2-06.4.2.D - The total number of pages should reflect the total number in the development package. This includes the landscape sheets.

5. 2-06.4.3 - Provide the development package case number, DP19-0286, adjacent to the title block on each sheet.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

6. 2-06.4.7.A.2 - Based on the Pima County Assessor's parcel details this parcel contains 69.76 acres not 15.6 as shown in Development Plan General Note 1. Also, as a lot combination will be required it will include the acreage for the RV park.

7. 2-06.4.7.A.4 - Revise Development Plan General Note 3 to show the existing use as Travelers Accommodation: Campsite Proposed use RV Storage as an accessory use.

8. 2-06.4.7.A.8.b - Provide a lot coverage calculation on the plan that meeting the requirements of UDC Article 6.4.3. This lot coverage calculation will include parcels 119-42-006F & 119-42-006J. Per UDC TABLE 6.3-6.A: DIMENSIONAL STANDARDS FOR THE OS, IR, P, & RV ZONES, RV zone the maximum lot coverage is 70%.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

9. 2-06.4.8.B - If applicable show all existing shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

10. 2-06.4.9.E - A lot combination is required of lots 119-42-006F & 119-42-006J. Provide a copy of the approved combo request form with the next submittal.

11. 2-06.4.9.H.5 - All access lanes will need to meet the requirements of UDC Article 7.4.6.I. Per a Zoning Administrator determination the areas use for parking RVs needs to be at a minimum 2" graveled.

12. 2-06.4.9.H.5 - It appears that you are proposing alley access to this site at the southeast corner, per UDC Article 7.10.5 The use of alleys for vehicular maneuvering or loading is prohibited, unless specifically permitted by Section 7.4.6.K, Use of Street or Alley for Maneuvering Area, or another section of this article and it does not appear that you meet the requirements of UDC Article 7.4.6.K for the proposed southeast entrance.

13. 2-06.4.9.H.5 - Per UDC Table 7.4.6-2: MOTOR VEHICLE USE AREA DIMENSIONS CONTINUED the minimum width for a two-way access lane is 20'. The access lane shown for access off of Irvington is shown at 16'.
