Enclosed is a copy of a TEP facility map showing the approximate location of the existing facilities. All costs associated with the relocation of the facilities in conflict will be billable to the developer. Please resubmit a revised blueline to the Town of Marana for TEP’s review. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is November 6, 2020. SECTION 2-06.0.0: DEVELOPMENT PACKAGE CONTENT REQUIREMENTS 2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet. 1. COMMENT: 2-06.4.3 - Provide the development package case number, DP19-0276, adjacent to the title block on each sheet. 2. COMMENT: 2-06.4.7.A.6 - This site is within the Davis Monthan AEZ overlay. Add a general note that states that this development has been designed to comply with the AEZ regulations in UDC Section 5.6. The project site is within the Height limits overlay of the DM AEZ. Draw and label the height limits on the plan that affect this area 120 - 140 feet. (See the COT GIS map AEZ overlay for reference of the height limits. Include in the general note the height measurement as detailed in UDC section 5.6.11.B. In addition, this area is within the Airport Avigation Easement. A review by Scott Robidoux Airport Senior Planner is required. Although the property is currently zoned as Residence Zone 1 (R-1) it is currently being rezoned to Commercial Zone 1 (C-1) as part of City of Tucson Rezoning case C9-19-04. The proposed development is a general merchandise sales use. This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority acknowledges having receiving a copy of the recorded Avigation Easement and a copy of the FAA's response from the applicant filing FAA Form 7460. The Tucson Airport Authority approves the proposed project and has no additional comments to provide.
