COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is November 05, 2020.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)


2-06.3.0 FORMAT REQUIREMENTS


2-06.4.2 - The title block shall include the following information and be provided on each sheet:


2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet.

1. COMMENT: 2-06.4.3 - Provide the development package case number, DP19-0274, adjacent to the title block on each sheet.

2. COMMENT: It appears that the covered parking located on the parcel adjacent to the north east does not have a permit associated with it. Further documentation will be required. Provide a detail of the covered parking showing the height and the one foot setback from the PAAL


2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and provide the following information.

2-06.4.4.B - Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property; and,

3. COMMENT: 2-06.4.4.B - Label Glenn St on the location map as noted by the standard above.


2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.


2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage.

4. COMMENT: 2-06.4.7.A.2 - It appears that the gross area that is listed is for both parcel, revise the gross area to list only the site that is applicable.




2-06.4.7.A.8 - For development package documents provide:


2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. If the project is being phased, calculations must show that, at each phase, requirements are being met.

5. COMMENT: 2-06.4.7.A.8.d - If applicable provide the information noted by the standard above.







2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

6. COMMENT: 2-06.4.9.H.5.a -Revise the ADA parking detail to match what is actually being proposed


2-06.4.9.H.5.c - Show all loading zones, vehicle maneuverability fully dimensioned, and access route. Provide as a note the number of loading spaces required, the number provided, whether the loading space is a Type A or B as provided in UDC Section 7.5.4.

7. COMMENT: 2-06.4.9.H.5.c - Provide a general note indicating that a type A loading Zone is being proposed




2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

8. COMMENT: 2-06.4.9.O - The required setback for building 2 is 10ft or ¾ the height of the building whichever is greater. Based on a wall height of 16ft the required setback is 12'. It appears that building 2 will not meet the required setbacks.

SECTION 2-10.0.0: LANDSCAPE PLAN REQUIREMENTS

4.1 Identification and Descriptive Data

A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

The development package will contain the following identification in the lower right corner of each sheet:

Provide Case # DP19-0274 on each sheet.

Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

12/09/2019 MARTIN BROWN COT NON-DSD FIRE Reqs Change Please indicate location of proposed and/or existing fire hydrants, with dimensions to property lines. If greater than 600' to furthest part of new building, an additional fire hydrant will be required.
12/10/2019 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. The maximum distance between cleanouts shall be 100-feet, measured along the developed pipe length. Reference: Section 708.1.1, IPC 2018.
2. Identify and provide the rim elevation of the next upstream sanitary manhole. Determine the need for a backwater valve per Section 714.1, IPC 2018, as amended by the City of Tucson.
12/12/2019 JOHN VAN WINKLE ENGINEERING REVIEW Reqs Change DP19-0274

1) The east-west running row of 14 existing parking spaces. Provide wheel stops or enlarge sidewalk such that with a 2.5' vehicle overhang, a minimum 4' wide pathway is met. Currently it appears the sidewalk is 5.5' wide, minus 2.5' vehicle overhand, a 3' wide sidewalk would remain
2) Show on plans that the existing driveway apron connection to N Alvernon Wy will be updated to meet current PAG standard detail 206
3) Ensure that roof drains scupper underneath sidewalks as needed. Reference COT Technical Standards Manual (TSM) section 7-01.4.1.E.
4) Since T06BU02304 has expired and was not complete it cannot be used as an approved reference. Remove it as a reference on the plan set
5) Please supply a copy of the original drainage analysis that was used to support T06BU02304. Update the drainage report, as needed, so that it references the current development package
6) Detail M on sheet 5 shows a bleed pipe, this reduces the proposed retained depth to the volume contained below the bleed pipe. Clarify the proposed retained volume
7) Confirm basin draw down time is less than 12 hours. Per COT stormwater Detention/Retention manual, section 3.5, maximum disposal times for stormwater runoff basins is a maximum of 12 hours
8) IBC section 1804 requires positive drainage away from building foundations for a distance of at least 10'. The proposed retention basin is within 10' of an existing building foundation. Please clarify if this location poses an issue
9) Reference City of Tucson (COT) Standards Manual for Drainage Design and Floodplain Management, include all applicable drainage maintenance responsibility notes found in section 14.3
10) Per Stormwater Detention/Retention Manual section 3.4.2 provide a grade control marker for the proposed retention basin. On the plans please also provide the coordinates of the grade control marker so it can be easily located in the future
11) Detail D sheet 5. Add a note indicating that the trash enclosure will be built according to TSM section 8
12) Detail G sheet 5. Show that the minimum ground clearance to the bottom of the Accessible sign is 84"
