Wilmot Road DP19-0268 - 1-2 Zoning TRANSMITTAL DATE: February 6, 2020 DUE DATE: February 21, 2020 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 30, 2020. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 1. Follow up to previous comment 3: The detail drawings for the standard and ADA parking need to be revised. The minimum width of an access aisle is 5'-0", when using a 5-foot access with an ADA Van parking space the minimum width of the van spaces is 11 feet. Per the detail drawing, the access aisle is dimensioned as 4.9' and the access aisle is dimensioned as 11.3'. The van space can be reduced in with to the minimum of 11' which allows for the access aisle to be widened to 5'. The standard parking spaces must be a minimum width of 8.5'. The detail has the spaces dimensioned as 8.4' and 8.3', revise as required. Clarify what the parking area to the south of the office building is to be used for? Is this area for customers; If so, the parking area must be constructed to comply with Art 7 - Section 7.4.6, paving, striping and dimensional standards. If this area is for storage of customer's personal vehicles indicate by note on the plan. 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC. Previous Comment 3: 2-06.4.9.H.5.a - Provide a detail that shows all dimensions for the required standard and ADA parking spaces. 2. New Comment: Add building setbacks to all proposed shade structures as follows: Along the Wilmot road frontage the building setbacks shall be dimensioned from the back of existing and future curb location. Along the Littletown Road frontage the setbacks shall be dimensioned also from the back of the existing or future back of curb location. Label the dimension from back of existing or future curb to the property line along the Littletown Road. Wilmot Rd., New RV Storage Facility/ 2nd Submittal, Received January 23, 2020 Thank you for the opportunity to comment on DP19-0268, 6455 S. Wilmot Rd, New RV Storage Facility; 2nd Submittal, a development package application for an approximately 6.7 acre site, located northeast of the intersection of South Wilmot Road and East Littletown Road. The property is zoned Heavy Industrial Zone 2 (I-2) with the proposed development being a recreational vehicle storage facility. This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority conditionally approves the subject request contingent upon the following conditions of approval, as noted below. These conditions shall be identified in the general notes of the revised development plan unless FAA staff with the Obstruction Evaluation / Airport Airspace Analysis (OE/AAA) has provided the applicant with written confirmation that filing FAA Form 7460 is not required. The Tucson Airport Authority utilized the Federal Aviation Administration (FAA) Notice Criteria Tool for this project and it identified that filing FAA Form 7460 is required. The following is the response the FAA Notice Criterial Tool provided for this proposed project; "your proposed structure will be in proximity to a navigation facility and may impact the assurance of navigation signal reception." This particular response is one of several listed which the FAA identifies as requiring FAA Form 7460 to be filed. Conditions of approval: 1. "According to the Federal Aviation Administration (FAA) Notice Criteria Tool, this project area is located in proximity to a navigation facility and could impact navigation signal reception. The project applicant shall file FAA Form 7460 with the FAA at least 45 days before construction activities begin unless FAA staff, with the Obstruction Evaluation / Airport Airspace Analysis (OE/AAA), provides the project applicant with written communication that filing FAA Form 7460 is not required. It is highly recommended that the applicant file earlier than 45 days to provide the applicant with sufficient time to respond to any concerns which are identified by the FAA. Any cranes which are used must also be identified with Form 7460.
