COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 25, 2020.


1. COMMENT: 2-06.4.3 - Provide the development package case number, DP19-0263, adjacent to the title block on each sheet.


2. COMMENT: 2-06.4.4.B - Label Columbus Blvd. on the location map.


3. COMMENT: 2-06.4.7.A.4 - Identify the existing use of the property under general note three(3).


4. COMMENT: 2-06.4.7.A.6.a - Be aware that the existing structure is older than 50 years and a Historic review and approval will be required at time of the Demo. If demolition of the existing building has already occurred, list the Historic case number and demo permit number next to the title block of all sheets.


5. COMMENT: 2-06.4.8.C - Label the curb to property line dimension for Longfellow and Broadway.

6. COMMENT: 2-06.4.9.H.2 - Draw and label the future SVT's along Broadway.


7. COMMENT: 2-06.4.9.H.5.d - Draw and label the public entrance to the building. Label the distance from the short term facility to the Public entrance.



8. COMMENT: 2-06.4.9.J - Broadway is a Major Arterial road listed on the MS&R map and is labeled as SP at 150 feet future right of way. Per the Future right of way detail drawing on sheet 6, the future right of way line appears to be further south from the current R of Way line. If this is the case an Easement will be required for the public sidewalk on private property. Consult with both TDOT and COT Real Estate departments for further information related to easements and process.



9. COMMENT: 2-06.4.9.O - Clarify that the building setbacks have been designed based on design grade (ground) to the height of the wall. If this site is subject to future roadway widening the building setback along the Broadway frontage may be less than what is proposed. Draw and label the future building setback along the Broadway frontage.


10. COMMENT: 2-06.4.9.Q - Label the use of the building within the building footprint.


11. COMMENT: 2-06.4.9.R - A minimum four foot wide concrete sidewalk is required form the on site pedestrian circulation out to the Longfellow street sidewalk.

SECTION 2-10.0.0: LANDSCAPE PLAN REQUIREMENTS

4.1 Identification and Descriptive Data

A. All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.

The Development Package will contain the following identification in the lower right corner of each sheet:

2) Sheet 3. The screen wall to the east is set back 2.5' from its center to the parking space. The setback should be 2.5' to the side of the screen wall. Update wall placement as needed
3) Provide pedestrian circulation connections from the proposed building to N Longfellow Av. Reference TSM section 7-01.4.1.D
4) Update ground cover, in water harvesting areas, to something other than Decomposed Granite. DG silts and reduces water infiltration. Decorative Screened rock or Organic Mulch is suggested. Make sure grades within the basin take into account the proposed thickness of the cover layer
